To Development Committee <br /> From: Planning Division <br /> Sub : SU-89-12 , Green <br /> Date : 2-22-89 <br /> Page : - 2 - <br /> 4 . Staff is currently processing a Text Amendment to the General <br /> Plan which would require a minimum width of 75 feet on corner <br /> lots . Staff would recommend conformance with this revision <br /> if the applicant is to submit a full application. <br /> 5 . The Planning Title states that there shall not be more than <br /> one dwelling per lot . The proposed configuration and <br /> existing structures on the remainder parcel represent a <br /> violation of the Planning Title . In addition, the two <br /> existing sheds on Parcel E would not be permitted without a <br /> main residential use on the same parcel . These facts would <br /> necessitate either a reconfiguration of the subdivision <br /> and/or the removal of specific structures from the proposed <br /> parcels . <br /> Revised Tentative Map: <br /> A revised tentative map shall be required in the event this pro- <br /> posed development is submitted as a full application. In addition <br /> to the comments noted above , the following changes shall be made : <br /> 1 . Parcels shall be numbered, not lettered, and the "Remainder" <br /> designation shall be deleted. <br /> 2 . Setbacks shall be shown between existing structures and pro- <br /> posed property lines . <br /> 3 . All information noted in the Major Subdivision application <br /> checklist shall be included on the revised tentative map in <br /> order for it to be deemed complete . <br /> NOTE : The preapplication review is designed to inform prospec- <br /> tive applicants of General Plan consistency, zoning con- <br /> sistency, public improvement requirements, preliminary <br /> design constraints and opportunities, and major environ- <br /> mental and safety issues . This information is provided in <br /> the hope of assisting the applicant in submitting a better <br /> and more complete application, as well as minimizing pro- <br /> cessing time . It is not intended to be an in-depth analy- <br /> sis, and an environmental assessment is not completed. <br /> The applicant should be aware that a detailed review will <br /> not be done until the full application is submitted. Also, <br /> if new or additinnal information is obtained, a revised <br /> application or Environmental Impact Report may be required. <br /> RL/blm <br />
