To Development Committee
From: Planning Division
Sub : SU-89-12 , Green
Date : 2-22-89
Page : - 2 -
4 . Staff is currently processing a Text Amendment to the General
Plan which would require a minimum width of 75 feet on corner
lots . Staff would recommend conformance with this revision
if the applicant is to submit a full application.
5 . The Planning Title states that there shall not be more than
one dwelling per lot . The proposed configuration and
existing structures on the remainder parcel represent a
violation of the Planning Title . In addition, the two
existing sheds on Parcel E would not be permitted without a
main residential use on the same parcel . These facts would
necessitate either a reconfiguration of the subdivision
and/or the removal of specific structures from the proposed
parcels .
Revised Tentative Map:
A revised tentative map shall be required in the event this pro-
posed development is submitted as a full application. In addition
to the comments noted above , the following changes shall be made :
1 . Parcels shall be numbered, not lettered, and the "Remainder"
designation shall be deleted.
2 . Setbacks shall be shown between existing structures and pro-
posed property lines .
3 . All information noted in the Major Subdivision application
checklist shall be included on the revised tentative map in
order for it to be deemed complete .
NOTE : The preapplication review is designed to inform prospec-
tive applicants of General Plan consistency, zoning con-
sistency, public improvement requirements, preliminary
design constraints and opportunities, and major environ-
mental and safety issues . This information is provided in
the hope of assisting the applicant in submitting a better
and more complete application, as well as minimizing pro-
cessing time . It is not intended to be an in-depth analy-
sis, and an environmental assessment is not completed.
The applicant should be aware that a detailed review will
not be done until the full application is submitted. Also,
if new or additinnal information is obtained, a revised
application or Environmental Impact Report may be required.
RL/blm
