This document is an addendum ("Addendum") to the Lease"Lease") between Dean H <br />Sandquist & Diane A Sandquist, Trustees Sandquist 1996 Trust ("Lessor") and t <br />& Rajendra a' N. Seth. ("Lessee executed by both "Lessor" and `Lessee on <br />e day o , 200, on that certain real property located at 3304 <br />West ammer e, Stoc ton, Ca. A Service Station and Convenience Store. <br />The previsions of this Addendum are hereby added to and incorporated in the Terms and <br />Conditions in the aforementioned Lease. Any provision of this Addendum which is not <br />numbered and fully completed shall have no force or effect. <br />1. A Lease Execution Fee of $30,000 to a qualified operator, split as follows: <br />a. A Lease Execution Fee of $20,000 upon execution of the Lease, <br />$5 000 of which shall be sent on or before January 1 2002. <br />b. A Lease Execution Fee of $10,000 on or. before Mare 31, 2002. <br />2. Lease Payments of $5,000 per month for year ONE shall continence April <br />19200 . <br />3. Lease Payments of $5,500 per month for year TWO shall commence April <br />1, 2003. <br />4. Lease Payments of $6;000 per month for year THREE shall commence <br />April 1 2004. <br />S. Lease payments of $7,000 per month for years FOUR & FIVE shall <br />commence April 1 2005. <br />6. Tenant shall pay from the commencement date $500.00 per month to be <br />held by Landlord as an impound for Propert 'faxes. Tenant shall pay any <br />amount due on or before the due date of the Yropert Taxes. <br />7. Tenant shall Brand the Station including all of the Freeway signage (60 foot <br />ole sign) etc. <br />8. ne Five year Option at market rents, at a rate not less than the last year <br />of the lease, including annual CPI increases. <br />111 M13 1 1 / ' <br />1. Purchase Price: $1,375,000 <br />2. Down Payment: $125 000 <br />3. First Loan: Assume t ie first loan in the amount of850,000 @ 6% payable <br />monthly @ $6,089.66, amortized over 20 years and gue in 5 years. <br />
