INTRODUCTION <br /> I have been retained by Robert Scheppmann to perform a soil suitability study for <br /> the Scheppmann property proposed to be subdivided by MS 96-29. The purpose <br /> of the study is to determine the suitability of the property for septic tank usage. <br /> The study was performed according to the requirements of Section 9-10100(c) of <br /> San Joaquin County Ordinances. This report presents the results of my study. <br /> U. PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned Rural Residential (RR). <br /> The subject Scheppmann property consists of an approximate 20 acre parcel. <br /> Tentative Map MS-96-29 subdivided 4-2 acre lots from the east end of the 20 acre <br /> parcel. A thru road to be named Mondy Lane will be dedicated and constructed <br /> between Reid Ave. and Fine Road as part of the Tentative map application. The <br /> remaining property will be subdivided at a future date. This study is for the 4-2 <br /> acre lots. See Exhibit "C" for a copy of the Tentative Map MS 96-29. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> Past and present use of the site has been vacant dry pasture land for cattle grazing. <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> There are no existing septic systems on the 20 acre site. It is proposed to construct <br /> a single family dwelling on each of the 4- new 2 acre lots. The lots will be sold <br /> and the new owner will construct the house and septic system. <br /> The property immediately north of the site has been subdivided into 2 to 2.5 acre <br /> lots. New houses and septic systems have been constructed. The lots immediately <br /> north of the site are as follows: <br />
