Gau
Senior Civil Engineer
Development Services/
Engineering Division
ff
SUBJECT: MINOR SUBDIVISION APPLICATION NO. MS-96-8 OF
ERNA MURPHY (C/O DILLON & MURPHY)
APN NOS. : 187-120-24 & 25 AND 187-230-06
-----------------------------------------------------------------
LOCATION•
This project is located generally on the east and west side of
Escalon-Bellota Road, south of State Route 4 , Farmington (5100
South Escalon-Bellota Road, Farmington) . (Supervisorial District
4)
PROJECT:
This project is a Minor Subdivision application to subdivide a
49-acre parcel into three parts. Parcel 1 (1. 5-acres) , Parcel 2
(1. 47-acres) , and a 46-acre designated remainder parcel. The 49-
acre parcel is a result of Lot Line Adjustment Application No.
LA-95-27 . The Notice of the Lot Line Adjustment was recorded on
November 1, 1995. The 1. 15-acre and 1. 47-acre parcels are being
proposed on what is abandoned Southern Pacific Railroad right-of-
way. The abandoned Railroad right-of-way property is elevated as
it goes through the town of Farmington. This raises a couple of
issues relative to whether this property should be lowered to
match other surrounding properties including the Escalon-Bellota
Road; and, if Escalon-Bellota Road were to be lowered how it
would affect the flood elevations shown on the Flood Insurance
Rate Maps. The property generally to the north and east of the
proposed project is shown to be in a A-O flood zone with flooding
to a depth of approximately one foot.
