C. TRANSFER RESTRICTION: A Note shall be placed on the Parcel Map, and a Notice of Minor Subdivision Restriction shall be recorded concurrently with the Parcel Map, with a reference to the instrument number of said recorded notice, stating that: • The homesite shall not be transferred separately until f 1 years from the date of approval}, or upon the death of an owner owning at least 50 percent interest in the homesite parcel. • The property shown on the Parcel Map is restricted from further subdivisions for homesite purposes, except for financing only, by Section 9-610.3 of the San Joaquin County Development Title. d. BUILDING PERMIT: The owner shall obtain a building permit for a single-family dwelling for each homesite parcel concurrently with the approval of the Parcel Map. (Development Title Section 9-610.3[a][41) e. DEVELOPMENT REQUIREMENTS: The following development requirements apply and shall be shown on the Parcel Map: (1) The following note shall be placed on the Parcel Map (Development Title Section 9-1135.9): • At the time of issuance of a building permit, drainage shall be retained on the site unless a terminal or other public community drainage system has been developed. 2. DEPARTMENT OF PUBLIC WORKS: (Contact Person: Richard Hieb, 468-3059) a. A Parcel Map is required. (Development Title Section 9-915.2) b. Dedication of a 25-foot-wide right-of-way from the centerline of Bender Road to the property line shall be required across the frontage of APN 003-090-25. (Development Title Section 9-1150.5(b)) C. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) d. Any driveway that exceeds 150 feet in length from any public roadway shall be improved in accordance with the requirements of Uniform Fire Code Section 10.207, San Joaquin County Standards F-1 a, F-1 b, and F-1 c, and the Woodbridge Fire District prior to issuance of the occupancy permit. (Development Title Sections 9-1145.5 and 9-1150.15) e. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. (Subdivision Map Act Section 66411.1) f. Parcel 1 shall contain a minimum of 2.0 acres net. (Development Title Table 9-310.3) g. The finished floor elevations for building structures shall be a minimum of 32 feet NGVD and shall be noticed by a statemeent on the Parcel Map.
