The use is compatible with adjoining land uses. <br /> • This finding can be made because vacant residential property is to the north, west, <br /> and east. No land use conflicts have been identified between cellular towers and <br /> residential development. <br /> Conditions <br /> Use Permit Application No. UP-96-1 was approved by the Planning Commission on The <br /> effective date of approval is . A fee is required <br /> for the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for an 80-foot-high monopole cellular facility, including <br /> two equipment cabinets, as shown on the Plan submitted March, 26, 1996. The pole is <br /> in addition to the existing 1,764-square-foot switching building. <br /> C. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. <br /> d.
