The frontage improvements for Anteros Avenue and Hinkley Avenue shall be constructed in conformance <br /> with the standards for one-half of a fifty-foot right-of-way Local Residential Street. The construction of <br /> the frontage improvements will be deferred, upon execution by the owner of a Deferred Frontage and <br /> Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement <br /> with a deposit equivalent to their estimated construction costs prior to approval of the Parcel Map. (A <br /> $260.00 fee currently is required for processing per Development Title Table 9-240.2 in addition to a copy <br /> of the Grant Deed, legal descriptions of Parcels 1, 2 and 3 and an estimate. The estimate and legal <br /> descriptions shall be prepared by a Registered Civil Engineer with a typical section drawing on a form to <br /> be supplied by the Department of Public Works and submitted to the Department of Public Works for <br /> approval. As an option, the Department of Public Works will prepare the drawing with estimate for an <br /> additional fee of$115.00.) <br /> (Development Title Section 9-1150.2(d)(3)) <br /> 3. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 4. The City of Stockton shall verify that the appropriate Right of Service Units for sanitary sewer have been <br /> paid for the proposed subdivision prior to approval of the Parcel Map or the payment may be deferred until <br /> building permit application with this statement "Payment for the Right of Service Units will be required at <br /> the time of building permit application" noticed on the Parcel Map. <br /> (Development Title Section 9-1105.3) <br /> 8. The project shall be served by a public water system conforming to the requirements of the San Joaquin <br /> County Public Health Services Environmental Health Division and the Department of Public Works. A <br /> "Will Serve" letter from the California Water Service Company for water service shall be required. <br /> (Development Title Section 9-1115.2) <br /> 9. The development is subject to assessments under Improvement District No. 51. The subdivider shall <br /> initiate processing of Segregation of Services.
