<br /> The purpose of this letter is to summarize the findings of our
<br /> Property Transfer Assessment Survey performed at
<br /> Lodi, West Turner Read,
<br /> Lodi, California, on December 14, I987, the results of which are given
<br /> below.
<br /> Int,
<br /> The Beverage Source, Inc, (BSI}, is negotiating the sale of the
<br /> Italian Swiss Colony (ISC) winery and distillation facility located at I
<br /> West Turner Road, Lodi, California. Pursuant to the sale, Mr. Richard
<br /> McCombs, Of BS1, requested that Versar Inc, conduct an assessment of the
<br /> property to determine if any areas of potential environmental impairment
<br /> are evident. Mr. James Frantes, Geohydrologist, conducted the site
<br /> inspection-on December 14, 1987. The project included:
<br /> 1) insect
<br /> of the buildings, underground storage tank locations, and(associatedions
<br /> properties; (2) an examination of surrounding properties; (3) interviews
<br /> with Mr. Ron Beck, Plant Manager (at time of closure), Italian Swiss
<br /> Colony Eines, and Mr. Martin Thorpe, Jim Thorpe Oil, Inc.;
<br /> interviews with representatives of the Can Joaquin County Heath
<br /> Department; (5) collecting soil samples at the location of the process
<br /> wastewater ponds for chemical analysis for California Assessment Manual
<br /> (CAM) metals; and (6) submission of both verbal and written reports or^
<br /> the findings. In addition, Mr. Clarence Johnson, Senior Geohydrologist,
<br /> Versar Inc., met with Mr. McCombs, Mr. Scott Stoner, Plant Manager, BSI,
<br /> and Mr. Clement Lee, Plant Engineer, BSI, at the site an December 28,
<br /> I987, to discuss the soil contamination found during underground storage
<br /> tank removal operations. Verbal reports were made on Friday, December
<br /> 18, 1987, by Mr. Frantes, and on Wednesday, December 30, 1987, by Mr.
<br /> Johnson.
