_ _
a b
f
VelIONSIVINC- SACRAMENTO
Letter to Mr. Richard McCombs
January 5, 1963
Page 2
industrial facilities include nine buildings, nearly all of which are
scheduled to be removed with current demolition work. At the time of
the site visit, wood and concrete storage warehouses were 1c.ated in the
southeastern and southwestern corners of the site. A concrete wine
fermentation building was located along the eastern edge of the site.
Demolition of the concrete fermentation building and vats will require
specialized demolition equipment. The distillation unit was located
near the center of the facility operations yard. The distillation
building was demoli ded on December 14, 1987. A small chemical storage
building was located just north of the distillation unit. Additional
operation buildings and above-ground vats are located throughout the
operations yard. The sites which were used for the process wastewater
pond, rainwater runoff fond, and overflow pond are located on the
northern portion of the site. The Mokelumne River is located adjacent
to the northern property boundary. Across the river, to the northeast,
is a 20-acre site owned by BSI which was used for additional wastewater
ponding. Across Turner Road to the south is an open lot and a small
shopping complex, which includes a convenience store with underground
gasoline tanks. A few light industrial companies are located further to
the south, such as Amerigas Company. R.A. Maple Roofing Company is
located southeast of the winery. This large facility was inaccessible
during the site visit. Railroad tracks border the site to the east.
Residential'areas are located across the railroad tracks and west of the
ISC winery.
Geology and Hydro.l,ogy
The site is located in the San Joaquin valley which is part of the
Central galley physiographic province. The soils at the site consist' of
sand, gravel, silts, and clay, of both continental and marine origin.
The uppermost aquifer is present at a depth between 4o and 55 feet below
surface level, depending on seasonal conditions. The subsurface is very
sandy, yielding higher permeabilities in the area. The groundwater flow
direction appears to be to the west-southwest.
Site History
Constructed in 1909, the winery and distillery were operated for 77
years. From 1957 to 1983, Heublein Wines, Inc., operated the winery.
In 1983, the winery was purchased by Italian Swiss Colony Wines and
under that name until it was shut down in 1986 because of
numerous air quality complaints -from-nearby-residents.—--Sierra-Wines-and- .-- --.---- ..--
Italian Swiss Colony Wines have recently merged to form The Beverage
Source, Inc., the current owner. Presently, the facility buildings are
being demolished.
