required in any zone when adjacent to a high noise generator_ <br /> such as a major roadway or railroad Noise attenuation <br /> requirements will be developed in response to the noise levelc <br /> and source affeting specific property. Height and yard <br /> restrictions for walls may be waived as required for effec- <br /> tive noise reduction; <br /> (b) Tennis Courts. The seven (7) foot fence height limit may be <br /> waived for tennis courts, as long as the tennis court is <br /> located in a side or rear yard and open type fencing material <br /> is used; <br /> (c) Levees. The height of any fence located at the toe of a <br /> levee may be increased to eight feet subject—to the _review <br /> and approval of the Director; <br /> Fences Adjacent to "Restricted" or "Non-Access" Property. A <br /> fence up to seven (7) feet in height may be constructed at the <br /> property line when that line is shown as "restricted" or <br /> "non-access" on a recorded map, subject to the review and <br /> approval of the Director ; <br /> (e) Exceptions for Landscaping. Landscaping can be used to pro- <br /> vide visual screening and fencing in any yard in an agri- <br /> cultural or residential zone as long as safe sight distance <br /> is provided. All plant material within a thirty-foot 30 ' <br /> triangle at the intersection of streets and a fifteen-foot <br /> 15 ' triangle at the intersection of driveways and streets <br /> shall be no more than three (3) feet in height above curb <br /> level, except for trees which are trimmed so that no branches <br /> extend lower than six (6) feet above curb level ; <br /> Reduction in Setback for Fences in Developed Areas. The <br /> minimum required setback to locate a fence over three (3) <br /> feet high in a front or street side yard may be reduced to <br /> the average setback of the applicable yard where more than 50 <br /> percent of the block is developed with fences and upon review <br /> and approval of the Director. All fences used in computing <br /> the average existing setback shall be legally, or legally <br /> nonconforming, established fences; <br /> Reduction in Setbacks for Gates. Any gate shall be set back <br /> or recessed a minimum of ten 10 feet from the property line <br /> unless there is at least sixteen 16 feet between the pro- <br /> ert line and the edge of the traveled roadway, in which <br /> case the setback requirement is waived. For distances less <br /> than sixteen 16 feet, a proportionate reduction ma be <br /> granted upon review and approval by the Director; <br /> tat Clear View of Intersecting Streets. In all zones which <br /> require a front yard, no obstruction of view in excess of <br /> three (3) feet in height above the crown of the lower of the <br /> two intersecting streets shall be placed on any corner lot <br /> within a triangular area formed by the street property lines <br /> and a line connecting them at points thirty (30) feet from <br /> TA-82-6 (Ordinance) - 2 - (PC : 11-5-87) <br />
