PLANNING COMMISSION MINUTES <br /> JUNE 17 , 1993 <br /> 1. ZONE RECLASSIFICATION APPLICATION NO. ZR-93-4 OF SAN JOAQUIN COUNTY: <br /> Minor Zone Reclassification changes to General Plan 2010 (Part III) . <br /> Applicable Countywide. Listing No. SJ008 was continued from June 3 , 1993 . <br /> Deputy Director Peggy Keranen introduced a staff report into the record. <br /> James Miller, representing the Environmental Health Division, said his <br /> department would only support a conditional I-L zoning for this property for <br /> a new use with a limit of domestic waste only. See motion for the condition <br /> of approval. <br /> Ms. Keranen said that staff would support the conditional I-L zoning for this <br /> application. <br /> PUBLIC HEARING OPENED <br /> PROPONENTS: Howard Seligman, representing Rhodes Bean and Supply, concurred <br /> with the conditional I-L zoning as recommended by the Environmental Health <br /> Division and supported by staff. <br /> Larry Texeira, General Manager of Rhodes Bean and Supply, in answer to a <br /> question about the use and storage of chemicals and pesticides, said that <br /> this is no longer a part of their operation. <br /> OPPONENTS: None <br /> PUBLIC HEARING CLOSED <br /> Comm. Morri noted that there was no surrounding development and this appeared <br /> to be a good location for this use. <br /> In answer to a question about the possible future use of chemicals on the <br /> site, Ms. Keranen said that would be considered a new use and the applicant <br /> would have to apply for a new permit. <br /> MOTION: Moved, seconded (Jungeblut-Rojas) and carried by a vote of 7-0 to <br /> forward Listing No. SJ008 of Application No. ZR-93-4 to the Board of <br /> Supervisors with a recommendation to: <br /> 1. Approve the Negative Declaration; and <br /> 2 . Approve I-L zoning on this property with the following condition: <br /> • Any new use requires that the sewage disposal system be limited to <br /> domestic waste only and that a soil suitability and nitrate loading <br /> study, accepted by the Environmental Health Division, shows that <br /> the proposed uses will not degradate the groundwater table. <br /> Vote- <br /> Ayes: Demichelis, Jungeblut, Morri, Holly, Zunino, Rojas, Carter <br /> Noes: None <br /> Absent: None <br /> -------------------------------------------------- <br /> -1- <br />
