Item No. 5 <br /> PC : 9-15-88 <br /> TA-89-1 <br /> Page 2 <br /> SUMMARY OF PROPOSED TEXT AMENDMENT: <br /> The Text Amendment would make the following changes to the <br /> Planning Title: <br /> 1 . Permit farm labor mobilehomes to be rented or leased (Section <br /> 9-2182(b] ) . <br /> Comment : The person to whom the mobilehome is rented or <br /> leased would have to be employed by the property owner to <br /> perform work directly related to the property owner ' s farm <br /> operation. <br /> 2 . Establish future minimum road widths for Schulte Road and <br /> Patterson Pass Road (Section 9-2377 ) . <br /> Comment : The Department of Public Works states that the pur- <br /> pose of this change in the Ordinance is to "preserve the <br /> needed area for future road construction free from encumbran- <br /> ces by requiring all development approvals on abutting pro- <br /> jects to provide yard areas and development setbacks, per <br /> applicable Zoning Ordinance, measured from the future right- <br /> of-way lines. " <br /> 3 . Change the definition of Second Unit Dwelling to allow occu- <br /> pancy of the second unit dwelling by a person 55 years of age <br /> or older (Section 9-3077 . 1 ) . <br /> Comment : This is a technical correction. The chapter on <br /> Second Unit Dwelling permits was previously changed to allow <br /> occupancy of a second unit dwelling by a person 55 years of <br /> age or older. The definition, however, was not changed at <br /> that time, causing an inconsistency in the Code. <br /> 4. Revise the language concerning Certificates of Compliance. <br /> Comment : This revision is necessary not only to clarify the <br /> findings and requirements for issuing Certificates of <br /> Compliance but also to reflect recent changes in State law. <br /> 5 . Add a fee to the fee schedule for Development Agreements. <br /> Comment : This fee, $2300, was added to the fee schedule to <br /> cover the County' s cost of preparing and processing a <br /> Development Agreement . <br />
