Section 9-1022.4 Screening Standards. Screening may be used in any zone, provided a safe <br /> sight distance is maintained. All screening required by this Chapter shall comply with the <br /> provisions of this Section. <br /> (a) Materials. Screening shall include the installation and maintenance of one (1), or a <br /> combination, of the following elements: <br /> (1) Plant materials; <br /> (2) Fencing; <br /> (3) Walls; or <br /> (4) Berms. <br /> (b) Screening Materials. Screening materials of corrugated plastic or iron, steel, aluminum, <br /> asbestos, wood (excluding wood in combination with masonry), or security chain-link <br /> fencing are specifically prohibited. Security chain-link fencing may be permitted for <br /> industrial projects I combined with aesthetic screening treatment acceptable to the <br /> Review Authority. Unless otherwise specified, barbed wire is not permitted. <br /> (c) Density. When plant materials are used for screening, they shall be planted in such <br /> quantity and location as to achieve an effective visual screen within three (3) years of <br /> installation. If a hedge fails to retain such density any time after this three (3)year period, <br /> it shall be supplemented or replaced with other dense landscaping or an appropriate <br /> fence or wall. <br /> (d) Special Screening Requirements for Commercial Proiects. The following requirements <br /> shall apply to all commercial projects. <br /> (1) Screening Adioininq Residential Areas. If a commercial project abuts a residential <br /> zone, an area shown on the General Plan for residential use, or an existing <br /> residential use, a solid masonry wall six (6) to seven (7) feet in height shall be <br /> erected along the abutting property line. <br /> (2) Screening of Storage Area. All storage materials and related activities shall be <br /> screened so as not to be visible from adjacent properties and public rights-of- <br /> way. Screening shall be six (6) to seven (7) feet in height. Outside storage is not <br /> permitted in front yards, street side yards, or in front of main buildings. <br /> (3) Screening of Roof Equipment. All roof-mounted mechanical equipment, tanks, <br /> ventilating fans, or similar equipment shall be visually screened from view from <br /> adjacent properties and public rights-of-way at grade. Required screens shall be <br /> architecturally compatible with the building or structure on which they occur and <br /> conform to the Uniform Mechanical Code's requirement for working clearance. <br /> (e) Special Screening Requirements for Industrial Proiects. The following requirements shall <br /> apply to all industrial projects. <br /> (1) Screening Adioininq Residential Areas. If an industrial project abuts a residential <br /> zone, an area shown on the General Plan for residential use, or an existing <br /> TA-93-1 -10- ORD # <br />
