residential use, a solid masonry wall between seven (7) feet minimum and eight <br /> (8) feet maximum in height shall be erected along the abutting property line. <br /> (2) Screening of Storage Areas. Storage areas shall be screened as follows: <br /> (A) All storage materials and related activities shall be enclosed by a screen <br /> six (6) to eight (8) feet in height. Items stored within one hundred (100) <br /> feet of a dedicated street or residential zone shall not be stacked higher <br /> than two (2) feet above the adjacent screen; <br /> (B) Storage areas between adjoining side or rear industrial property shall not <br /> be required to provide screening, provided the storage area is not <br /> adjacent to a residential area or a public street. <br /> (C) All exterior electrical cage enclosures and storage tanks shall be <br /> screened from view from access or adjacent streets and residential <br /> neighborhoods. <br /> (3) Trash Enclosures. Trash bins shall be kept in an enclosure with solid masonry <br /> walls on three sides and gated on the fourth side. <br /> (4) Screening of Roof Equipment. Except in the General Industrial Zone, all roof- <br /> mounted mechanical equipment,tanks,ventilating fans,or similar equipment shall <br /> be visually screened from view from adjacent properties and public rights-of-way. <br /> Screening shall not exceed a height of six (6) feet from roof level. Required <br /> screens shall be architecturally compatible with the building or structure on which <br /> they occur and conform to the Uniform Mechanical Code's requirement for <br /> working clearance. <br /> (5) Exceptions to Height Requirements. The requirements of this Chapter shall not <br /> apply to uses permitted in any industrial zone which are required to maintain <br /> visual screens to a height greater than specified in this Title. <br /> Section 9-1022.5 Noise Attenuation Walls. Walls, fences, berms, and/or landscaping for the <br /> purpose of noise attenuation may be required in any zone when adjacent to a high noise <br /> generator such as a major roadway or railroad. Noise attenuation requirements shall be <br /> developed in response to the noise level and source affecting specific property. Where noise <br /> attenuation walls are required, height and yard restrictions for walls may be waived by the Director <br /> as required for effective noise reduction. <br /> SECTION 31. Section 9-1100.3, Chapter 9-1100, Division 11, Title 9 of the San Joaquin County <br /> Ordinance Code is hereby amended by amending Subsection (f) to read as follows: <br /> Section 9-1100.3 General Requirements. The following General Requirements shall apply to all <br /> development projects and to all building projects for which a building permit is required unless <br /> otherwise exempted by this Title: <br /> (f) Irrevocable Offer of Dedication. Applications for Major or Minor Subdivisions shall be <br /> accepted only if the applicant provides, at applicant's cost for processing by San Joaquin <br /> County, an irrevocable offer of dedication from an adjacent or other property owner(s), <br /> if such irrevocable offer of dedication is deemed necessary by the Department of Public <br /> Works. <br /> TA-93-1 -11- ORD # ` <br />
