(RECOMMENDED FOR APPROVAL BY <br /> THE PLANNING COMMISSION) <br /> ORDINANCE NO. <br /> AN ORDINANCE AMENDING TITLE 9 OF THE ORDINANCE CODE OF <br /> THE COUNTY OF SAN JOAQUIN RELATIVE TO SECTION 9-610. 3 <br /> CONCERNING HOMESITE PARCELS IN THE GENERAL AGRICULTURAL (AG) <br /> ZONE. <br /> THE BOARD OF SUPERVISORS OF THE COUNTY OF SAN JOAQUIN <br /> ORDAINS AS FOLLOWS: <br /> Section 1. Section 9-610. 3 , Chapter 9-610, Division 6, <br /> Title 9 of the San Joaquin County Ordinance Code is hereby <br /> amended to read as follows: <br /> Section 9-610 . 3 Area Exceptions. The following <br /> exceptions to the minimum lot area regulations in Table <br /> 9-610. 2 are permitted: <br /> (a) Homesite Parcels. Homesite parcels may be <br /> approved in the AG zone, provided }€ all of <br /> the following eriteria provisions are me-t <br /> satisfied: <br /> (1) Not more than four (4) homesite parcels <br /> may be created from an existing parcel ; <br /> however, under no circumstances_ shall the <br /> number of parcels resulting from the <br /> division deems--n-et exceed the maximum <br /> number of parcels permissible under the <br /> General Plan density. In calculating the <br /> number of homesite parcels, all homesite <br /> parcels created from an existing Marcel <br /> d-iv siens of the pr rtfrom <br /> r-�r� -1y <br /> fthe date of adoption of this <br /> subsection1 shall be determined. <br /> (2) All homesite parcels shall contain a <br /> ef not less than two (2) acres <br /> nor more than five (5) acres. Homesite <br /> parcels created from property under <br /> Williamson Act contract shall also comply <br /> with Section 66474 . 4 of the Government <br /> Code, which permits the creation of such <br /> homesite parcels provided a residence has <br /> existed on the property proposed to be <br /> divided for five (5) years and the <br /> property owner has owned the property for <br /> ten (10) years; <br /> BOS LETTER PAGE 3 <br />
