The parcel is further utilized agriculturally, as part of a large almond <br /> orchard, extending west onto adjoining parcel 226-150-280. <br /> o Subject parcel 226-150-280 is utilized agriculturally, as part of a large <br /> almond orchard, extending east onto adjoining parcel 226-150-270. <br /> • The Dave Wilson Nursery facility occupies approximately 24-acres on the eastern <br /> portion of subject parcel 226-150-270. The main focus of the nursery is invested <br /> in the production, growing and selling of vegetables and flowers. <br /> o Approximately 85 percent of the facility is covered by green houses and <br /> shade houses, while the remaining portion of the facility is covered by <br /> concrete walkways, buildings or gravel. <br /> o The green houses were installed with a cool cell system, allowing <br /> temperature regulation. <br /> o Eleven (11) structures were identified during the time of the site <br /> reconnaissance. Facility buildings included a main office and break room, <br /> various storage and tool sheds, a maintenance warehouse, a chemical <br /> storage shed, a large warehouse for soil processing, a 1,448-square foot <br /> single-family residence (Dwelling 1) with detached garage, and a <br /> gardener's/worker's break room. The residence is located within the nursery <br /> compound; however, it is not part of the nursery facility. <br /> o The main warehouse building is utilized for the sorting and packing of soil <br /> into nursery pots and germination trays. Additionally, fertilizer is mixed and <br /> handled within the building. <br /> o The eastern exterior portion of the warehouse is utilized for the storage of <br /> empty fertilizer totes. A truck loading and unloading dock is located on the <br /> southern exterior end of the warehouse and soil sorting and processing is <br /> located on the northern exterior end. <br /> o Five (5) large sumps were noted throughout the facility growing grounds. <br /> o Four (4) back-up generators containing diesel belly tanks were noted near <br /> the southern and eastern property boundaries. <br /> o Two water wells were noted along the eastern property boundary and in the <br /> southwest corner of the property. <br /> o Septic systems were noted behind the main office, residence, and <br /> gardener's/worker's break room. <br /> o At least 20 large propane tanks were noted throughout the property. Each <br /> tank was properly labeled, secured, and maintained. Propane tanks are <br /> used to heat the irrigation and domestic water throughout the property <br /> utilizing underground piping. <br /> • The southwest corner of subject parcel 226-150-270 is occupied by a 4,033-square <br /> foot single-family dwelling (Dwelling 2) and 1,427-square foot detached garage. <br />
