04 May 2020 AdvancedGeo <br /> y An Employee-Owned Company <br /> Project No. 20-5080 <br /> Page 16 of 17 <br /> YES NO CONDITION OBSERVED ON/AT SUBJECT PROPERTY <br /> X 55-gallon drum or large sack storage: <br /> One 55-gallon drum containing motor oil was noted inside the nursery maintenance shop <br /> building. <br /> X Unidentified substance containers <br /> X Stains and/or corrosion on floors,walls or ceiling (except water): <br /> Corrosion from engine batteries were noted in the nursery maintenance shop floor and <br /> battery storage area. <br /> X Drains and sumps: <br /> Storm drains located throughout the nursery facility were noted to drain into the various on- <br /> site sumps. Some of the sumps were two chambered allowing solids to settle out. Sump <br /> outputs are connected to leach lines, allowing water to disperse thoroughly. <br /> X Electrical or hydraulic equipment known to contain PCBs <br /> X Obvious signs of possible ACMs <br /> X Other areas of environmental concern <br /> 7.4. MATERIAL STORAGE <br /> Approximately twenty (20) 1,000-gallon tanks and smaller 33-gallon tanks containing <br /> propane are located throughout the nursery facility. Additionally, one 55-gallon drum <br /> containing motor oil is located inside the nursery maintenance shop. <br /> No other historic containers, storage vessels, and containment systems (e.g., clarifiers, <br /> oil/water separators, vaults, frac ponds, tanks, drums, storage lockers, silos) of 55 gallons <br /> or more for individual containers, or 100 gallons in aggregate for smaller containers, have <br /> been historically utilized on the property. <br /> 8.0. SAMPLING AND RESULTS <br /> No sampling was performed for this investigation. <br /> 9.0. SUMMARY AND CONCLUSIONS <br /> AGI performed an investigation into the current and historical uses of the property located <br /> at 22895, 23223, and 23245 South Austin Road, Ripon, California, the subject property. <br /> San Joaquin County Development Ordinance Title 9 905.12(a) was used as a guideline <br /> to perform this assessment. This assessment has revealed no evidence of Recognized <br /> Environmental Conditions (RECs) in connection with the subject property. <br /> 10.0. RECOMMENDATIONS <br /> Based upon the findings of this Surface and Subsurface Contamination Report, AGI has <br /> no recommendations for additional environmental investigations at the subject property. <br />
