Surface and Subsurface Contamination Report <br /> FREDRIKS NURSERY - 2020 <br /> 22895, 23223, 23245 South Austin Road, Ripon, California <br /> 1.0. INTRODUCTION <br /> AdvancedGeo, Inc. (AGI) has been retained by Mr. David Fredriks of Fredriks Nursery to <br /> prepare this Surface and Subsurface Contamination Report for 22895, 23223, and <br /> 23245 South Austin Road, Ripon, California (hereafter referred to as subject property or <br /> property), identified as San Joaquin County Assessor's Parcel Numbers (APNs) 226-150- <br /> 270-000 (38.790 acres) and 226-150-280-000 (40.000 acres). The property is further <br /> located in unincorporated San Joaquin County, southeast of the City of Manteca, <br /> California, and west of the City of Ripon, California. <br /> The purpose of the Surface and Subsurface Contamination Report is to identify, to the <br /> extent feasible, any real or potential surface or subsurface contamination caused by past <br /> or current land uses of the subject property that could lead to liability in the event of <br /> ownership, that could have a potential impact on property value, or that could impact the <br /> present or future use of the subject property. The report includes evaluation of nonpoint <br /> sources of hazardous materials, as well as potential point sources, such as above ground <br /> or underground fuel storage tanks, septic systems, or chemical storage areas. San <br /> Joaquin County Development Ordinance Title 9-905.12(a) was used as a guideline to <br /> perform this assessment. <br /> The Surface and Subsurface Contamination Report is required by San Joaquin County <br /> to facilitate a tentative Parcel Map to reapportion the existing parcels for a planned <br /> subdivision. The proposed subdivision annexes a 16.0-acre portion of parcel 226-150- <br /> 270 onto adjoining parcel 226-150-280. A site location map is included as Figure 1; and <br /> a site plan depicting the proposed subdivision is provided as Figure 2. <br /> 2.0. SITE DESCRIPTION <br /> The subject property comprises two adjoining parcels, totaling 78.790acres, located along <br /> the west side of South Austin Road, within a rural agricultural area of unincorporated San <br /> Joaquin County, northwest of the City of Ripon, California. <br /> • APN 226-150-270-000: 38.79-acre parcel located immediately east of subject <br /> parcel 226-150-280-000. The southwest portion of the property is developed with <br /> a single-family dwelling and detached garage. The eastern portion of the parcel is <br /> developed with a 24-acre large scale commercial nursery known as Dave Wilson <br /> Nursery. The remaining acreage is part of the almond orchard occupying subject <br /> parcel 226-150-280-000. <br /> • APN 226-150-280-000: 40.0-acre parcel utilized as an almond orchard. The <br /> orchard extends east onto the adjoining parcel 226-150-270-000. <br /> Further property location descriptions, characteristics, improvements, and site vicinity <br /> characteristics are discussed below. <br />
