CONDITIONS OF APPROVAL <br /> MS-92-0232 <br /> William and Laverne Collins <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire three (3) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Parcels 1 through 4 shall contain between 6, 000 and <br /> 17, 500 square feet. (Section 9-310. 3 {a} of the <br /> Development Title) Parcel sizes shall be shown on the <br /> Parcel Map. <br /> b. The minimum width of Parcels 1 through 4 shall be sixty <br /> (60) feet. (Section 9-310. 4 of the Development title) <br /> Lot widths shall be shown on- the Parcel Map. <br /> C. Street trees shall be required as follows (Development <br /> Title Section 9-1020. 6) : <br /> (1) Trees shall- be spaced at a maximum of sixty (60) <br /> foot. intervals, with a minimum of one tree per <br /> street frontage. <br /> (2) For corner lots, trees shall be required on both <br /> street frontages. The trees cannot interfere with <br /> sight distances and setbacks. <br /> (3) Trees shall be five (5) gallons in size_ <br /> (4) Placement of trees shall be consistent with this <br /> Section's location requirements. <br /> (5) Trees shall be planted prior to the final <br /> inspection of the individual residences built on <br /> Parcels 1 through 4 . <br />
