General <br /> Plan and zoning considerations for the ultimate development <br /> will be examined upon submission of future Subdivision and Use <br /> Permit applications. <br /> AREA/NEIGHBORHOOD COMPATIBILITY: <br /> Access and Traffic/Circulation: <br /> Site access is provided from 11th Street . Southbound access <br /> from Interstate Route 5 is provided through a median opening on <br /> 11th Street . Northbound access from Interstate Route 5 is pro- <br /> vided at the Kasson Road interchange and 11th Street . Road <br /> improvements necessary for site development will be evaluated <br /> at a future application stage . <br /> Land Use and Agricultural Compatibility: <br /> The project site is surrounded on three sides by local and <br /> interstate road networks. Property located south of the pro- <br /> ject site is under agricultural use . It is not anticipated <br /> that industrial development of the site would interfere with <br /> either existing or planned land uses in the project vicinity. <br /> OPERATIONAL CHARACTERISTICS : <br /> Specific operational characteristics such as lighting, parking, <br /> landscaping, signs , and fencing will be examined at a future <br /> application review stage. <br /> WILLIAMSON ACT: <br /> The project site is not under Williamson Act contract . <br /> FACILITIES/SERVICES : <br /> Sewage Disposal , Water Supply, and Storm Drainage : <br /> Private services are proposed for sewage disposal , water <br /> supply, and storm drainage . System designs will be evaluated <br /> at a future state of application review. <br />
