The site is located with the service district of the <br /> Banta Rural Fire District . <br /> Schools : <br /> The site is located within two school districts: the Tracy <br /> Joint Union High School District and the Banta Elementary <br /> School District . Future development of the site will require <br /> the payment of development fees to each school district . <br /> HAZARDS/CONSTRAINTS : <br /> Flooding: <br /> The County' s adopted flood maps indicate that the project site <br /> is not subject to flooding in the event of a 100-year flood. <br /> New, preliminary information provided by the U. S . Army Corps <br /> of Engineers indicates that the site may be subject to a <br /> 100-year flood. Future development of the site must conform to <br /> applicable Planning Title regulations for areas subject to a <br /> 100-year flood. <br /> ENVIRONMENTAL CONSIDERATIONS : <br /> On May 1 , 1986 , the Planning Division completed an Initial Study <br /> for General Plan Amendment No . GP-85-10 . On the basis of that <br /> Initial Study, the Board adopted a Negative Declaration for <br /> GP-85-10 . The same Initial Study is proposed as the basis for a <br /> Negative Declaration for ZR-87-27 . <br />
