The realignment will ensure that <br /> the applicant ' s facilities are located outside of the road <br /> right-of-way. <br /> There are two parcels along the west side of the realigned <br /> segment : both are owned by Frank Budiselich. Mr . Budiselich <br /> lives in the main residence on the north parcel . The south <br /> parcel is vacant . The six-foot width added to properties on <br /> the east side of the proposed realignment will be offset by an <br /> equal area - approximately 8 , 400 square feet - that will be <br /> subtracted from the Budiselich parcels and made a part of the <br /> future road right-of-way . <br /> From the standpoint of industrial development potential , the <br /> realignment is not expected to have an adverse effect on the <br /> Budiselich parcels . The amount of land committed to the right- <br /> of-way is small relative to the parcel size . ' When the Wilcox <br /> Road extension is constructed, both parcels will have public <br /> road frontage . <br /> The Local Health District notes that the Budiselich residence <br /> and septic tank system will have to conform to setback stan- <br /> dards , as measured from the west line of the modified right-of- <br /> way. At this time, it is not known whether the residential <br /> improvements will have to be relocated in order to comply with <br /> Health District regulations . <br /> The applicant ' s representative has stated that California Cedar <br /> Products will pay Mr . Budiselich for the land to be acquired <br /> for the road right-of-way. According to a recent communication <br /> from Mr . Budiselich' s son, the parties have not yet entered <br /> into an agreement on this matter . If Mr . Budiselich were to <br /> oppose the realignment proposal , then the Planning Division <br /> would change its application recommendation to one of denial . <br /> Traffic and Circulation: <br /> The project will not have a traffic impact because no improve- <br /> ments are proposed. <br /> Caltrans notes that signalization of the State Route 88/Wilcox <br /> Road intersection may be warranted depending upon the traffic <br /> volumes generated by future industrial development in the area <br /> south of State Route 88 . Caltrans made a similar comment on <br /> the 1986 modification project . <br /> The Department of Public Works comment letter states that <br /> there is no justification for the proposed realignment because <br />
