The plan <br /> established an 84-foot future right-of-way extending from <br /> Calaveras River to the north to the diverting canal to the south. <br /> Subsequently, portions of Wilcox Road were constructed north of <br /> State Route 88 . South of State Route 88 , no improvements have <br /> been constructed since the plan was adopted. The Wilcox Road <br /> Specific Plan has been modified one time . In 1986 , the Planning <br /> Commission approved a map modification of the loop connecting <br /> Piccoli Road to Wilcox Road. <br /> POLICY CONSIDERATIONS : <br /> General Plan: <br /> The proposal is consistent with the principle of protecting <br /> future road rights-of-way through the adoption of Specific Road <br /> Plans . The proposed realignment will not adversely affect <br /> existing industrial development and will retain the standard <br /> industrial road right-of-way wide of 84 feet . <br /> Specific Plan: <br /> Under Section 9 of the Wilcox Road Specific Plan: <br /> "The future alignment of Wilcox Road for that portion <br /> 1 , 366 . 39 feet south of State Route 88 may be modified based <br /> on an overall development plan for the parcel affected, which <br /> must include a connection between Wilcox Road and Piccoli <br /> Road. . . . " <br /> Although a specific development is not proposed as part of this <br /> modification, the proposed realignment will not adversely <br /> affect either future development of vacant but industrially <br /> planned land or the connection between Wilcox Road and Piccoli <br /> Road. If the Commission concludes that this proposal qualifies <br /> under Section 9 of the Wilcox Road Specific Plan, then the <br /> Commission may approve modification of the plan map by resolu- <br /> tion. <br /> Zoning- <br /> In addition to the Specific Road Plan regulations , parcels <br /> affected by the realignment will be subject to regulation by <br /> the M-1 (Limited Manufacturing) and FP-2 ( 100-Year Flood <br /> Fringe) zones. <br />
