Item No . _ PC : 1-21-88 SP-88-1 Page 3 AREA/NEIGHBORHOOD COMPATIBILITY: Land Use : Realignment of the future Wilcox Road will not adversely affect either existing or planned area land uses. The parcel at the southwest corner of State Route 88 and Wilcox Road contains a residence and a small orchard. The Local Health District notes that there will be a setback requirement between the existing single-family residence and its septic tank system and the realigned section of Wilcox Road. The second parcel included in the realigned segment of Wilcox Road is now vacant . The realignment will preserve future site accessibility for future development of that parcel . Traffic and Circulation: The project would not generate additional vehicle traffic because Wilcox Road will not be constructed along the realigned right-of-way until there is a substantial amount of development activity on Wilcox Road south of State Route 88 . Caltrans notes that signalization of the State Route 88/Wilcox Road intersection may be warranted depending upon the traffic volu- mes generated by future industrial development in the area south of State Route 88 . The Department of Public Work's ' com- ment letter states that there is no justification for the pro- posed realignment because the realignment would create an 18-foot off-set between the centerline of Wilcox Road, north and south of State Route 88 . The Department of Public Works ' letter did not , however , recommend that the proposed realign- ment be denied. Noise • Realignment of the future Wilcox Road will not have a noise impact . The realigned section is surrounded by land that is either vacant or has been developed with commercial and industrial uses . ENVIRONMENTAL CONSIDERATIONS : On the basis of the Initial Study prepared for SP-88-1 , the Planning Division concluded that the project would not have a significant , adverse effect on the environment . A Negative Declaration, therefore, has been prepared for SP-88-1 .
