Item No . _ <br /> PC : 1-21-88 <br /> SP-88-1 <br /> Page 3 <br /> AREA/NEIGHBORHOOD COMPATIBILITY: <br /> Land Use : <br /> Realignment of the future Wilcox Road will not adversely affect <br /> either existing or planned area land uses. The parcel at the <br /> southwest corner of State Route 88 and Wilcox Road contains a <br /> residence and a small orchard. The Local Health District notes <br /> that there will be a setback requirement between the existing <br /> single-family residence and its septic tank system and the <br /> realigned section of Wilcox Road. The second parcel included <br /> in the realigned segment of Wilcox Road is now vacant . The <br /> realignment will preserve future site accessibility for future <br /> development of that parcel . <br /> Traffic and Circulation: <br /> The project would not generate additional vehicle traffic <br /> because Wilcox Road will not be constructed along the realigned <br /> right-of-way until there is a substantial amount of development <br /> activity on Wilcox Road south of State Route 88 . Caltrans <br /> notes that signalization of the State Route 88/Wilcox Road <br /> intersection may be warranted depending upon the traffic volu- <br /> mes generated by future industrial development in the area <br /> south of State Route 88 . The Department of Public Work's ' com- <br /> ment letter states that there is no justification for the pro- <br /> posed realignment because the realignment would create an <br /> 18-foot off-set between the centerline of Wilcox Road, north <br /> and south of State Route 88 . The Department of Public Works ' <br /> letter did not , however , recommend that the proposed realign- <br /> ment be denied. <br /> Noise • <br /> Realignment of the future Wilcox Road will not have a noise <br /> impact . The realigned section is surrounded by land that is <br /> either vacant or has been developed with commercial and <br /> industrial uses . <br /> ENVIRONMENTAL CONSIDERATIONS : <br /> On the basis of the Initial Study prepared for SP-88-1 , the <br /> Planning Division concluded that the project would not have a <br /> significant , adverse effect on the environment . A Negative <br /> Declaration, therefore, has been prepared for SP-88-1 . <br />
