6.0 ALTERNATIVES <br /> most of the significant cultural resources. Due to the significance of these resources, it is unlikely the <br /> land could be substantially altered without proper mitigation. <br /> 6.2 DEVELOPMENT WITHOUT GOLF COURSE <br /> This alternative discussion looks at developing the site without a golf course. Elimination of the golf <br /> course would significantly reduce the impacts on wildlife and foraging habitat, cultural and water <br /> resources. <br /> Land Use/Planning Policy <br /> The proposed golf course design intrudes on the existing riparian area, reducing its value as a habitat. <br /> Elimination of the course would preserve habitat and improve compatibility between on-site land uses. <br /> Traffic/Circulation <br /> Weekday traffic conditions without the golf course would be nearly the same as with the proposed <br /> project. Because the golfing facilities would be used only by the residents and are located within the <br /> project's boundaries, no golf course-related external trips were generated for the proposed project. <br /> Without the golf course, the weekend trips generated by the public tournaments under the proposed <br /> project conditions would not occur. The 200 vehicle trips calculated to be generated during the <br /> tournaments would be eliminated and weekend traffic conditions would always be similar to the proposed <br /> project's weekday conditions. <br /> Geology <br /> This alternative would reduce the soil-related impacts in two significant ways. First, with respect to <br /> wastewater disposal, the concern about inspections, maintenance, construction and repair of leachfield <br /> systems would be reduced,since the systems would presumably be located in relatively accessible open <br /> space areas, rather than in golf course fairways. The need for dual systems and construction all <br /> leachfield systems at the start of development would be reduced or eliminated. Second,with respect to <br /> erosion, the elimination of the golf course would reduce grading needs and the consequent soil erosion, <br /> dust generation and soil compaction concerns. <br /> Noise <br /> The site would still be excavated and the homes built at the locations identified for the proposed project. <br /> This alternative would have similar impacts as with the proposed project and could be mitigated in a <br /> similar fashion as the proposed project. <br /> 6-3 <br />
