6.0 ALTERNATIVES
Water Resources
Water conservation measures should be adopted which would reduce the overall area to be irrigated,
including the golf course, vineyard and pasture, and restrict the watering of the golf course during
drought periods.
Biological Resources
if pesitiened well away ftefa beth Br-e-yelli Weeds and theTmey Lake sherelines, 26 heuses en aatur-al4y
landseaped lots sur-r-eunded by enhaneed grassland and oak sayanna, eeepled with the suggested Faifigatien
Redesigning the development to place the golf course and 26 house sites on the northern portion
of the project site surrounding North Tracy Lake, and maintaining a 300 foot buffer between the
housesites and the northwest shoreline of South Tracy Lake, would reduce the loss of foraging
habitat for the Swainson's hawk. However, a secondary impact of this mitigation would be the
encroachment of development in an area of cultural resources with a high sensitivity designation
(Figure 4.9-2). The size of the area in conflict would accommodate approximately three lots, based
upon the proposed development plan.
Maintaining South Tracy Lake in its present condition as a seasonal wetland, would provide
critical water bird habitat. The deepening of North Tracy Lake would help to provide a standby
water source which could be used to fortify South Tracy Lake during low rainfall years.
These mitigation measures, coupled with the suggested mitigation measures in Section 4.7-4,would
reduce the significant impacts of the development proposal on the flora and fauna of the project
site.
Public Services
With the exception of the school impacts, the proposed project would not create a significant demand on
public services. Thus, no mitigations are recommended for this alternative.
Cultural Resources
The following roadways and housesites should either be eliminated or relocated on the site to areas of
low sensitivity: Buckeye Drive, from Coyote Court to and including Live Oak Court;Deer Trail Court;
Valley Oak Drive, south of the north property line of lot 21; and 22; Lots 2, 3, 4, 11, 12, 13, 19, 20,
and 21; and 22 and the southern half of lots 5 and 14; golf links 1, 6, 7, 8, 9, 11 and 15, and the
clubhouse; and the access road and bridge moved 800 feet east of the proposed crossing. Additionally,
the southern margin of the proposed irrigated pasture land should be relocated 600 feet north of the
6-8
