6.0 ALTERNATIVES
6.4 MITIGATED ALTERNATIVE
This alternative incorporates the mitigation measures recommended throughoutthe EIR. Implementation
of these measures would necessitate a redesign of the preliminary site plan.
Land Use/Planning Policy
This alternative would revise the layout of land uses on-site. The golf course would be withdrawn from
the natural area and relocated away from sensitive cultural resources.
Traffic/Circulation
Because of the low number of peak-hour trips generated by the proposed project, no significant impacts
to the onsite traffic circulation were determined to exist. Given the anticipated volume and characteristics
of the vehicle trips within the site, the street network appears to be adequate. Therefore, no alternative
mitigation measures are recommended within the boundaries of the project.
Geology
Mitigations recommended in the Geology/Soils section call for additional soil and groundwater
investigations to identify and document the suitability of each proposed on-site sewage disposal site.
Depending upon these studies, the leach fields and septic tanks may have to be relocated from what is
presently shown on the applicant's site plan.
Noise
Noise associated with truck traffic along the haul route would increase current noise levels for residents
of Davis Road and Ray Road. By restricting the hours of operation for off-site hauling should-be
festr-ieted to between 7:00 AM and 5:00 PM or. the ate-she•'a be ehan ed se that fewef
r-eside ees aro a ff eted weekdays only, noise impacts on existing residents adjacent to the haul route
would be minimized.
Air Quality
With the exception of incorporating additional mitigation measures to reduce impacts associated with
grading and excavation activities, the proposed project would not create significant air quality impacts.
Thus, no alternative mitigation measures are recommended.
6-7
