BUCKEYE RANCH - PROJECT DESCRIPTION PAGE 2 <br /> CONFORMANCE WITH PLANNED DISTRICT REQUIREMENTS <br /> The proposed project has been designed to embody the intent of the <br /> Planned District Development Standards and the proposed Rural Residential <br /> (R-R) zone from San Joaquin County's Draft Development Title (Exhibit 3). <br /> The property is in a rural setting, consequently, the project is very low <br /> density and improvements will be limited by the terms of a proposed <br /> conservation easement. <br /> The homesites are clustered on the north and west portions of the <br /> property with access being provided by a private road system. Each <br /> homesite will be served by an individual septic system, water well, and <br /> underground utilities. <br /> ENVIRONMENTAL SETTING/ENVIRONMENTAL RESTORATION PLAN <br /> The site contains Tracy Lake which is the terminal drainage sink for <br /> Jahant Slough. It also adjoins the Mokelumne River. The natural <br /> environment has deteriorated over time due to upstream water development <br /> projects, cattle grazing, draining of the lake bottoms to grow Sudan Grass, <br /> and clearing of portions of the property by former owners. <br /> It is contemplated that a reforestation plan would be undertaken to <br /> mitigate past and current losses and to restore the forest along the <br /> Mokelumne River, east of the present forest and in an area along the <br /> south boundary of Tracy Lake. <br /> Residential landscaping plants will be selected from a restricted list of <br /> (non-invasive) native and exotic species. At the same time, cattle grazing <br /> would be eliminated or severely restricted so as not to discourage the <br /> reforestation efforts as well as natural propagation of native plants. <br /> Restoration of Tracy lake and its associated seasonal marsh habitat is also <br /> a major goal of the project. <br /> A detailed analysis of the natural environment is contained in a report by <br /> Pamela C. Muick, An Ecological Evaluation of Brovelli Woods, San Joaquin <br /> County, with an Emphasis Upon Vegetation and Land Use (Exhibit 4). <br /> In addition, in June 1990, Kevin Guse prepared a Raptor Survey of the <br /> property (Exhibit 5). <br />
