BUCKEYE RANCH - PROJECT DESCRIPTION PAGE 4 <br /> Inconsistent uses have been defined. They include, but are not limited to: <br /> A. The conversion of native vegetation to new exotic cover species <br /> and/or the introduction of non-native plant or animal species. <br /> B. Hunting or trapping (except for limited rodent and feral animal <br /> control). <br /> C. The use of all-terrain vehicles, motorcycles, or other motorized <br /> vehicles off of roads or travelways. Electric-powered boats will be <br /> permitted on certain portions of the lakes, but no jet skiis or other <br /> petroleum-fueled engines will be allowed. <br /> The owner is also encouraging environmental groups to acquire similar <br /> conservation easements along Jahant Slough east of the property to <br /> conserve and protect the riparian corridor presently existing. <br /> MANAGEMENT PLAN <br /> To accomplish the purposes of the Conservation Easement, a Management <br /> Plan (Exhibit 8) is being prepared under the direction of Pamela Muick. <br /> The Management Plan will define the permitted and non-permitted uses and <br /> provide management guidelines for each of the various use zones on the <br /> property. It will also provide for the monitoring of uses of the property <br /> and enforcement of the conservation easement including the restoration of <br /> portions of the Property. <br /> LAND PLANNING AND COMMUNITY DESIGN <br /> CIRCULATION <br /> Vehicular <br /> The number and location of external entrance/exit points into the property <br /> is illustrated on the Site Plan (Exhibit 6). Initial access to the homes will <br /> be provided through gated entrances from Forest Lake Road. <br /> Assuming acceptable rights-of-way can be obtained from owners along the <br /> extension of DeVries or Davis Roads, a new bridge would be constructed <br /> across the Mokelumne River. The bridge would enable the Owner to <br /> transport excavation material from Tracy Lake for use for the Department <br /> of Water Resources New Hope Reclamation District Hazard Mitigation <br /> project and provide a second gated access route to the property. <br /> It is also contemplated that, with the cooperation of adjoining landowners <br /> on the north side of Forest Lake road, an application to the County to <br /> abandon that portion of Forest Lake Road which abuts the subject <br /> property would also be pursued.
