Fertility of soil, suitability for use in golf course construction. <br /> In order to provide a means of flood protection for the western portion of <br /> the property, a 20 to 25 foot high embankment will be constructed across <br /> the eastern end of Tracy Lake. This will be the only fill for the project <br /> and is located on non-wetlands property. <br /> Site grading and related studies to be prepared include establishing areas <br /> of cut and fill and volumes for: <br /> 1. Building pads and engineered fill areas. <br /> 2. Golf course construction. <br /> 3. Roadways. <br /> 4. On-site drainage conditions resulting from planned improvements. <br /> 5. Lake excavation and lining. <br /> 6. Bridge approaches. <br /> 7. DWR levee project requirements. <br /> IRRIGATION <br /> Approximately 70 acres of land will be irrigated for the golf course. The <br /> water will be drawn directly from the lakes at several locations and fed <br /> into separate distribution systems to cover different portions of the <br /> course. <br /> Individual homesite landscaping will amount to about 112 acre each, <br /> irrigation water will either be supplied from the lakes or from the <br /> domestic wells. <br /> The irrigated pasture area will comprise approximately 20 acres with water <br /> being supplied either from the lake or the Mokelumne River (if conditions <br /> permit). <br />
