Ecological Evaluation of Brovelli Woods P.C. Muick <br /> future system. <br /> Bart Robertson has indicated that a horse trail will follow the <br /> perimeter of the property. Some clearing of trees and branches along <br /> the trail will be required. <br /> Homes and Clubhouse <br /> A total of 21 homes will be constructed on the property at <br /> locations not yet public. According to Bart Robertson the homes <br /> will be somewhat clustered; certainly constraints imposed by the <br /> county Department of Flood Control will limit construction sites to <br /> higher elevations . In general this appears to translate to very few <br /> homes in the forest since the forest boundaries generally coincide <br /> with the 100 year flood plain contour . <br /> The homes and clubhouse will require landscaping , gardens , <br /> drinking water and irrigation, and utilities including, power , phone, <br /> cable , septic and fire protection. Many residents will have horses as <br /> well as house pets. <br /> Water management structures <br /> The water levels in the lakes, drainage, and irrigation will be <br /> controlled via a system of pumps , wells , weirs , gates , with a new dam and <br /> a enlarged overflow channel . The exact locations of these structures <br /> is not pinpointed and so the possible effects on vegetation is <br /> unclear. <br /> AVOIDING CONFLICTS BETWEEN USE OF THE LAND AND PRESERVATION OF <br /> ECOLOGICAL VALUES <br /> Possible conflicts between anticipated uses of the land and <br /> preservation of ecological values are itemized in the following <br /> sections. Whenever possible I have also suggested ways to avoid or <br /> minimize these conflicts . <br /> Management of Domestic Animals, Pests and Wildlife <br /> The major areas of potential conflicts concerning animal species <br /> include management of domestic animals and control of pest animals <br /> around the golf course and homes. <br /> Since most of the residents will have horses and the effects of <br /> corraled horses on vegetation are severe, centralization of corrals <br /> and stables will limit impacts on vegetation and soils. In <br /> discussions , both Bart Robertson and Tom Zuckerman have suggested <br /> using one of the cultivated fields in the southeast portion of the <br /> property as a horse pasture and restoring the riparian forest along <br /> the perimeter. It is likely the Catwil Group is already considering <br /> r centralization of stables . Examples of developments where this has <br /> taken place include Bear Valley in Tehachapi and the planned <br /> development of the Varian Ranch in San Luis Obispo County. Other <br /> domestic animals, such as cats and dogs if permitted to roam <br /> unsupervised or allowed to go wild are likely to negatively affect <br /> wildlife populations. <br /> Maintenance of the golf course may pose some conflicts with <br /> preservation and protection of wildlife species .
