PROJECT DESCRIPTION: <br /> The proposed Buckeye Ranch project is located on 870 acres in <br /> northern San Joaquin County. The components of the proposed <br /> project are as follows: <br /> 1. 26 single-family homesites of at least one-acre <br /> (comprising 50± acres) clustered in the northern and <br /> western portions of the site; <br /> 2 . Private 18 hole golf course, including various accessory <br /> uses such as a clubhouse, maintenance and storage <br /> facilities, and common recreational facilities <br /> (comprising 70± acres) ; <br /> 3 . Equestrian Center, including a barn and stable <br /> (comprising 20± acres) ; <br /> 4 . Roadways (totalling approximately 10 acres) ; and <br /> 5. Natural Zone on the remaining 720 acres. The applicants <br /> proposing to undertake a program to enhance the existing <br /> environment by restoring Tracy Lake, wetlands, oak forest <br /> lands, oak and buckeye savannah lands, and the riparian <br /> areas. Management of the natural zone/nature preserve <br /> will be via a Conservation Easement with a responsible <br /> environmental agency such as The Nature Conservancy <br /> (discussions are in the process now between Catwill <br /> Corporation and The Nature Conservancy) . Maintenance of <br /> the natural zone will be in perpetuity. <br /> The applicants have submitted the following applications for the <br /> Buckeye Ranch project: <br /> 1. PD-90-1: Planned District Application for development <br /> of the project as described above. <br /> 2 . SU-90-9 : Major Subdivision Application to divide the <br /> 870-acre subject parcel into 26 single-family parcels on <br /> 50 acres, and an 820-acre designated remainder. <br /> 3 . WC-90-1: Williamson Act Contract Cancellation to cancel <br /> the Williamson Act Contract on the 870-acre subject site. <br /> 4 . QX-91-9 : Quarry Excavation Application to permit the <br /> excavation and extraction of 1, 600, 000 cubic yards of <br />
