Project Description
Buckeye Ranch
December 51 1990
Page 2
sand and clay for the enhancement and creation of Tracy
Lake.
The residential densities proposed are consistent with
those included in the General Plan Policies for
Development, and as a result, no General Plan Map
Amendment is being sought (the General Plan states that
residential densities in areas designated Agriculture are
1 to 16 residences per 160 gross acres.
CURRENT SITE CONDITION•
The 870-acre project site is northwest of Lodi, in the area bounded
by Forest Lake Road on the north, and the Mokelumne River on the
south. The topography is rolling, with microrelief relating to
drainage channels. Tracy Lake is located on the site, which is
the terminal drainage sink for Jahant Slough.
According to the applicant, the natural environment has
deteriorated on site due to upstream water development projects,
cattle grazing, drainage of the lake bottoms to grow sudan grass,
and clearing of portions of the property by previous owners. As
part of the project the applicants are proposing that portions of
the site be restored to a natural state.
Portions of the site are now used for cattle grazing. The
applicants intend to eliminate or drastically restrict cattle
grazing during the permitting process so as not to discourage the
restoration operations as well as natural propagation of native
vegetation.
The soil on site is comprised of five different types. These
include: Columbia Fine Sandy Loam, Bruella Sandy Loam, San Joaquin
Sandy Loam, Kimball Loam, and Xerofluvents. Three of these soils,
Bruella Sandy Loam, Kimball Loam, and Columbia Fine Sandy Loam are
considered prime agricultural soils. It should be noted that the
area containing these prime soils is small. Also, the Columbia
Fine Sandy Loam is beneath the oak forest.
SMROtJrIDING LAND USES
The project site is located in an agricultural area approximately
5 miles north of the City of Lodi. Surrounding land uses include
the following: North - irrigated pasture; South - Mokelumne River,
grape vineyards, residence; East - grape vineyards; West -
irrigated pastures.
