Project Description <br /> Buckeye Ranch <br /> December 51 1990 <br /> Page 2 <br /> sand and clay for the enhancement and creation of Tracy <br /> Lake. <br /> The residential densities proposed are consistent with <br /> those included in the General Plan Policies for <br /> Development, and as a result, no General Plan Map <br /> Amendment is being sought (the General Plan states that <br /> residential densities in areas designated Agriculture are <br /> 1 to 16 residences per 160 gross acres. <br /> CURRENT SITE CONDITION• <br /> The 870-acre project site is northwest of Lodi, in the area bounded <br /> by Forest Lake Road on the north, and the Mokelumne River on the <br /> south. The topography is rolling, with microrelief relating to <br /> drainage channels. Tracy Lake is located on the site, which is <br /> the terminal drainage sink for Jahant Slough. <br /> According to the applicant, the natural environment has <br /> deteriorated on site due to upstream water development projects, <br /> cattle grazing, drainage of the lake bottoms to grow sudan grass, <br /> and clearing of portions of the property by previous owners. As <br /> part of the project the applicants are proposing that portions of <br /> the site be restored to a natural state. <br /> Portions of the site are now used for cattle grazing. The <br /> applicants intend to eliminate or drastically restrict cattle <br /> grazing during the permitting process so as not to discourage the <br /> restoration operations as well as natural propagation of native <br /> vegetation. <br /> The soil on site is comprised of five different types. These <br /> include: Columbia Fine Sandy Loam, Bruella Sandy Loam, San Joaquin <br /> Sandy Loam, Kimball Loam, and Xerofluvents. Three of these soils, <br /> Bruella Sandy Loam, Kimball Loam, and Columbia Fine Sandy Loam are <br /> considered prime agricultural soils. It should be noted that the <br /> area containing these prime soils is small. Also, the Columbia <br /> Fine Sandy Loam is beneath the oak forest. <br /> SMROtJrIDING LAND USES <br /> The project site is located in an agricultural area approximately <br /> 5 miles north of the City of Lodi. Surrounding land uses include <br /> the following: North - irrigated pasture; South - Mokelumne River, <br /> grape vineyards, residence; East - grape vineyards; West - <br /> irrigated pastures. <br />
