Although the project has been designed to minimize the impacts on <br /> the natural environment, there will likely be potentially <br /> significant impacts on the site's biological resources as a result <br /> of construction and the proposed changes in land use. <br /> HAZARDOUS MATERIALS: <br /> 6.c. <br /> Potential ground and surface-water impacts as a result of the use <br /> of herbicides and pesticides on the golf course. The use of <br /> poisons to control gophers and moles on the golf course could also <br /> impact birds and other animals higher on the food chain. <br /> The projects are adjacent to intensive agricultural operations <br /> (i.e. , vineyards) . Residents will be subject to spray drift from <br /> the airborne application of various herbicides and fumigants from <br /> adjacent agricultural operations that may be toxic. <br /> UTILITIES AND PUBLIC SERVICE: <br /> 7.a. , 7 .b. <br /> Domestic water is proposed to be provided by individual on-site <br /> wells. Potable water for the club house will be provided by a <br /> well. The golf course is a links-type course, incorporating the <br /> natural non-irrigated ground cover into much of the fairway. This <br /> type of course minimizes irrigation, however portions of the course <br /> will be irrigated with water to be pumped from the enhanced Tracy <br /> Lakes. The application materials state that 70 to 90 acres of the <br /> course will be irrigated. Residential and club house water use, <br /> combined with groundwater pumping for Tracy Lakes, may lead to <br /> drawdown of the aquifer, with unknown but potentially significant <br /> impacts on existing agricultural and residential water users in the <br /> area. There is also the possibility that existing and past farming <br /> practices in this area have had impacts on the ground water <br /> quality. <br /> Individual septic systems are proposed for each of the twenty-six <br /> (26) residential parcels. , A soil suitability analysis of each <br /> parcel will be necessary to ensure that each parcel can adequately <br /> accommodate an individual septic tank and well. <br /> The project is proposed to be a gated, private development. Police <br /> protection will be by the Sheriff ' s Department. <br /> -3- <br />
