1 <br /> AIR QUALITY• <br /> 4. <br /> Significant air quality impacts are not expected as a result of <br /> the subdivision. There may be significant air quality impacts <br /> during the quarry activities, and during project construction. <br /> NOISE' <br /> 5.a. , 5.b. <br /> The residents of the project will be exposed to agriculturally <br /> related noise. <br /> Residential use of the site will also slightly increase the area ' s <br /> ambient noise level. This is considered to be a less-than- <br /> significant impact. There is, however the potential for noise <br /> related impacts during the quarry operations, which may be a <br /> significant adverse impact. <br /> LAND USE: <br /> 12 . 1. , 12 .b. , 12 .c. <br /> Development of the site as proposed could serve as the impetus for <br /> additional future requests for rural residential development in the <br /> area, as well as for commercially designated land to meet the needs <br /> of area residents. The applicants are also proposing that the <br /> development will be a private, gated community, thus there would <br /> be no public access to the nature preserve, Tracy Lakes, or the <br /> Mokelumne River. <br /> The project also includes a Williamson Act Contract Cancellation. <br /> It is questionable whether the required findings can be made to <br /> support a cancellation. Should the cancellation be approved, this <br /> may serve as the inducement for other landowners in the area to <br /> seek contract cancellations. There is also the potential impact <br /> on adjacent vineyards from dust created during the operation of the <br /> quarry excavation. <br /> -4- <br />
