Requested Entitlements <br /> Catwil Corporation submitted an application to San Joaquin County in fall 1990 for <br /> the following entitlements: <br /> 1. a request for a Williamson Act contract cancellation (if necessary) of a portion or <br /> all of the property to allow the development of a low-density residential, <br /> recreational, and nature preserve project; <br /> 2. a request for a major subdivision (tentative subdivision map with vesting) to create <br /> 26 homesites; <br /> 3. a request for a planned district zoning which would allow a 25% residential density <br /> bonus for design excellence and site plan approval; <br /> 4. a request for a quarry excavation permit to allow the excavation and removal of <br /> 1,600,000 cubic yards of sand and clay from the lakebeds of Tracy Lake; and <br /> 5. a request for abandonment of a portion of Forest Lake Road to improve security <br /> at the project site. <br /> Related permits that may be necessary to develop the project as proposed include <br /> the following: <br /> 1. a land use lease from the State Lands Commission to install pier(s) in the <br /> Mokelumne River for a bridge crossing, <br /> 2. an encroachment permit from the State Reclamation Board for construction of the <br /> bridge crossing of the Mokelumne River and related activity in the designated <br /> floodways, <br /> 3. a streambed alteration agreement from the California Department of Fish and <br /> Game (DFG) for construction of the bridge crossing of the Mokelumne River, <br /> 4. a Department of Army permit from the U.S. Army Corps of Engineers for <br /> construction of the bridge crossing of the Mokelumne River and possibly for <br /> discharging of dredged or fill materials into "waters of the United States", <br /> 5. a grading permit from the San Joaquin County Department of Public Works, <br /> 6. a }tire department service agreement with the Woodbridge and Forest Lake fire <br /> departments to establish the primary and secondary fire service agreements, and <br /> 7. possibly a use permit for the construction and operation of the private golf course. <br /> I-2 <br />
