The links style course incorporates the natural non-irrigated groundcover into much of <br /> the fairway. This construction method greatly reduces watering requirements and creates a <br /> very interesting and challenging course. The applicant estimates that about 70 acres of the <br /> golf course will receive irrigation. <br /> Four of the 18 holes traverse the heavily forested portion of the property. One of the four <br /> holes (the 12th) utilizes an existing former oxbow. The oxbow is a former piece of the <br /> river bed, U-shaped, and now cut off from the river by sediment deposits. The bottoms of <br /> oxbows are relatively treeless. The 8th and 9th holes extend some 250 yards into the forest <br /> parallel but separate from one another. The 13th hole is contained within the forest for a <br /> distance of some 500 yards. About six percent of the existing forest will be utilized to <br /> accommodate these holes. <br /> The balance of the golf course will be constructed in and around the North Lake and in <br /> open portions of the north and westernmost portions of the property. The home <br /> development, while in the vicinity of the golf course, will be well removed from the course <br /> layout such that the golf course will retain an isolated feeling. The home sites and golfing <br /> privileges will be made available to close friends and business associates of the owners. <br /> Other than occasional use for tournament events, the golf course will not be heavily <br /> utilized. <br /> 3.5 Use Zone 3. Agriculture <br /> The agricultural zone is under lifetime lease to the Brovelli family and consists of 65 acres <br /> of vineyards. After expiration of the lease the vineyards, if not retained as such, will be <br /> converted to irrigated alfalfa or else restored to oak-buckeye savanna.
