Land Use Zones <br /> 3.3 Use Zone 1: Residential Use <br /> Twenty-six homes are planned for the residential use zone. The single story homes will <br /> range in size from 3,000 - 5,000 square feet, with a minimum of two covered parking <br /> spaces. Each home site will be serviced by individual water wells and individual septic <br /> systems. Approximately 1/2 acre of irrigated landscaping is projected for each homesite. <br /> The balance of the homesite parcel will be integrated into the other use zones. Guest <br /> parking will be provided at each home site and will not be permitted on streets. <br /> Homeowner's Association and Design Review Board <br /> A homeowners' association will be formed to administer the maintenance program for the <br /> open space, common areas, private streets and access easements. It is anticipated that the <br /> natural areas will be jointly administered by the homeowners administration and a nature <br /> group. The nature group will also have input into management practices outside the natural <br /> zone which influence the natural zone. Under the auspices of the association, a design <br /> review board, consisting of the chairperson and an architect, will review and approve the <br /> exterior design of all new construction and remodeling projects. <br /> 3.4 Use Zone 2. The Golf Course <br /> The firm of Weiskopf and Morrish has prepared a design for the 18-hole golf course. The <br /> design calls for a "sanctuary" style course similar to the "links" style course found in <br /> Scotland and in and environments.
