COMMENTS ON DEVELOPMENTS <br /> SU-90-9/QX-91-1/PD-90-1 <br /> 4 . Forest Lake Road shall be improved on the subdivided side to <br /> County standards for a 60-foot right-of-way rural collector <br /> road. (Development Title Section 9-857 .4) <br /> 5. A storm drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate drainage <br /> for the subdivision. (Development Title Section 9-1135.2) <br /> 6. Street lighting shall be required for the road intersections <br /> and at the end of cul-de-sacs. <br /> (Development Title Section 9-1150. 11) <br /> 7 . A Homeowners' Association shall be formed prior to the <br /> approval of the Final Map to provide for the operation, <br /> maintenance, and improvement of storm drainage, street <br /> lighting facilities, and private streets. <br /> (Development Title Section 9-1100. 5) <br /> 8 . The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of building permit application. (The fee currently are <br /> $3 , 175. 00 per single/multi family dwelling unit, $2 , 199. 00 per <br /> 1, 000 gross square foot of building as "Service Commercial" or <br /> $315. 59 per daily trip-end generated in the Lodi area. A Preliminary Soils Report is required in accordance with <br /> the County Standards for the purpose of determining the <br /> R-Value for the design of the roads. <br /> (Development Title Section 9-1100. 3) <br /> 10. All utilities shall be underground except power transmission <br /> facilities of 35 KV or greater. Public utility easements <br /> shall be provided along the road frontage of the subdivision <br /> and as required by the public utility companies. <br /> (Development Title Section 9-1155.2) <br /> 11. This subdivision is approved for recording as a single unit, <br /> phasing is not approved. <br /> (Development Title Section 9-1100. 3) <br /> 12.
