CSK Auto#4025 GeoTek Project No.:BC122-4025 <br /> Tracy,California 95376 Page I of 20 <br /> March 2,2000 <br /> 1.0 EXECUTIVE SUMMARY <br /> GeoTek has performed a Phase I Environmental Site Assessment (ESA) for the CSK <br /> Auto #4025 located at 1210 Tracy Boulevard, Tracy, California. Our services were <br /> conducted in general conformance with the scope and limitations of"ASTM E 1527-97". <br /> Any additions or deletions from our scope of work are discussed in the appropriate <br /> sections of this assessment. <br /> 1.1 HISTORY OF PROPERTY <br /> Based on review of historical aerial photographs, city directories and interviews, the <br /> property was vacant, undeveloped land prior to 1972 and developed with a Safeway <br /> grocery store circa 1972. According to the store manager, Mr. Juan Paz, Grand Auto has <br /> occupied the subject property since approximately 1985. <br /> 1.2 DESCRIPTION OF PROPERTY <br /> The subject property consists of a single-story automotive retail and repair facility on an <br /> approximate 0.70-acre site. Grand Auto currently occupies the property. Asphalt paved <br /> parking is located to the north adjoining to the service bays and adjacent to the customer <br /> entrance at the western side of the subject site. <br /> 1.2.1 SITE OBSERVATIONS AND RECONNAISSANCE <br /> GeoTek conducted our site reconnaissance on December 3, 1999. Based on our <br /> observations, interviews and maintenance information obtained during our site <br /> reconnaissance, GeoTek presents the following recognized environmental conditions: <br /> • Five hydraulic lifts were observed in the automobile repair bay area. According <br /> to the service manager, Mr. Andy Castro, the second lift from the west was <br /> replaced. The reason and time of replacement were not reported to GeoTek. In <br /> addition, GeoTek observed an aboveground hydraulic oil tank associated with <br /> the second lift from the west. Mr. Castro indicated the hydraulic lifts are <br /> serviced on an as needed basis by Ferris Hoist. No stains were observed adjacent <br /> to the plungers (ram shafts). <br /> • GeoTek observed four floor drains in the service area. According to the store <br /> manager, wastewater from cleaning the service area floor is dispensed into the <br /> floor drains. The floor drains reportedly drain into a three-chamber oil/water <br /> separator north of the northeast corner of the building. Water from the separator <br /> reportedly flows into the municipal sewer system. Mr. Paz indicated routine <br />
