Item No. 6 <br /> PC: 2-18-93 <br /> SA-92-73 <br /> Page 6 <br /> CONDITIONS APPROVAL <br /> Unless otherwise specified, all the Conditions of Approval shall be fulfilled prior to the issuance of <br /> any building permits and prior to the initiation of the use. <br /> This approval will expire 18 months from the effective date of the approval unless (1) all Conditions <br /> of Approval have been complied with, (2) all necessary building permits have been secured and <br /> remain In force, and (3) all necessary permits from other agencies have been secured and remain <br /> In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval shall be for the reestablishment of a poultry farm within existing structures <br /> on the parcel. The approval shall be for a maximum of 300,000 chickens. <br /> b. Submit an Improvement Plan prepared by a registered Civil Engineer, showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. Storm drainage runoff shall be retained on the site, or off the site with proof of <br /> recorded contiguous drainage easements. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the improvement Plan. Pond capacity <br /> calculations shall be submitted for approval. If ponds are used for storage of chicken <br /> related waste water/products in addition to storm water, the calculations shall reflect the <br /> pond capacity for both simultaneous uses. A plan check fee will be required. <br /> (Development Title Section 9-884) <br /> C. The use of the existing above-ground fuel tank shall be subject to the approval of the <br /> Farmington Fire District. <br /> d. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> e. Chickens shall be kept or maintained a minimum distance of 100 feet from the nearest <br /> property line. (Development Title Section 9-1045.4) <br /> f. Two automobile parking spaces shall be provided for the residence, and a minimum of <br /> three automobile parking spaces shall be provided for the office/processing plant. The <br /> size and location of the parking spaces shall be consistent with the requirements of <br /> Chapter 9-1015 of the Development Title. The spaces shall be installed prior to the <br /> initiation of the approved use and shall be permanently paved with concrete or asphalt <br /> concrete and be delineated. Bumper guards shall be provided where necessary to <br /> protect structures or properties. <br />
