Item No. 6 PC: 2-18-93 SA-92-73 Page 6 CONDITIONS APPROVAL Unless otherwise specified, all the Conditions of Approval shall be fulfilled prior to the issuance of any building permits and prior to the initiation of the use. This approval will expire 18 months from the effective date of the approval unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been secured and remain In force, and (3) all necessary permits from other agencies have been secured and remain In force. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance requirements. Ordinance Requirements cannot be modified. 1. DEVELOPMENT SERVICES DIVISION: a. This approval shall be for the reestablishment of a poultry farm within existing structures on the parcel. The approval shall be for a maximum of 300,000 chickens. b. Submit an Improvement Plan prepared by a registered Civil Engineer, showing drainage, driveway access details, on-site parking, existing and proposed utility services, and grading. Storm drainage runoff shall be retained on the site, or off the site with proof of recorded contiguous drainage easements. The drainage pattern and corresponding storm drain improvements shall be shown on the improvement Plan. Pond capacity calculations shall be submitted for approval. If ponds are used for storage of chicken related waste water/products in addition to storm water, the calculations shall reflect the pond capacity for both simultaneous uses. A plan check fee will be required. (Development Title Section 9-884) C. The use of the existing above-ground fuel tank shall be subject to the approval of the Farmington Fire District. d. The applicant shall secure an approved Business License prior to the initiation of the use. (Section 7-1000 of the County Ordinance Code) e. Chickens shall be kept or maintained a minimum distance of 100 feet from the nearest property line. (Development Title Section 9-1045.4) f. Two automobile parking spaces shall be provided for the residence, and a minimum of three automobile parking spaces shall be provided for the office/processing plant. The size and location of the parking spaces shall be consistent with the requirements of Chapter 9-1015 of the Development Title. The spaces shall be installed prior to the initiation of the approved use and shall be permanently paved with concrete or asphalt concrete and be delineated. Bumper guards shall be provided where necessary to protect structures or properties.
