Quintal Road, Manteca, CA <br /> APN: 224-021-14 and 224-021-15 <br /> This list of conditions is not intended to be all-inclusive or a comprehensive list of City <br /> regulations. All conditions are referenced to the Valencia Place Apartments Site Plan (dated <br /> February 22, 2019) on file with the City of Manteca, Community Development Department, <br /> Planning Division. <br /> Planning Division <br /> 1. This Site Plan and Design Review is approved, as shown on the exhibits (dated <br /> February 22, 2019) and attachments, and as modified by the following conditions of <br /> approval, subject to final review and approval by the City of Manteca. <br /> 2. This Site Plan and Design Review approval shall be effectuated within a period of two <br /> years of the Planning Commission's approval. Prior to the expiration date the <br /> applicant may apply for an extension not to exceed three years. <br /> 3. All conditions of approval shall be satisfied by the owner/developer. All costs <br /> associated with compliance with the conditions shall be at the owner/developer's <br /> expense. <br /> 4. This project is subject to the Mitigated Negative Declaration (MND) adopted for the <br /> Valencia Apartments Project(SCH#2019039079). <br /> 5. Hung windows on the side elevations of the buildings shall have full trim amenities. <br /> 6. Garages located along the western, southern and eastern property lines shall <br /> incorporate pop-outs with "green screen living walls" along the rear elevations. <br /> 7. Carports shall be designed to match in color and materials as the principal buildings on <br /> the site as reviewed and approved by the Community Development Department. <br /> 8. The risers of stairways shall allow light trespass where permitted by the California <br /> Building Code. <br /> 9. The applicant shall provide bicycle racks to accommodate a minimum of ten bicycles. <br /> Conditions of Approval Page 1 of 13 <br />
