2.1 Zoning <br /> The San Joaquin County Community Development Department web site states <br /> that the Site is zoned AG-80, General Agriculture with a minimum parcel size of <br /> 80 acres. This zoning designation "is established to preserve agricultural lands <br /> for the continuation of commercial agriculture enterprises." <br /> 2.2 Proposed Development <br /> A subdivision is proposed to divide the Site into eight parcels. Mike Berg, one of <br /> the owners of the Site, indicated that a portion of the land will be planted with a <br /> permanent crop such as orchard, while the remainder will continue to be used for <br /> cattle grazing. Mr. Berg was not aware of any plans to build homes on the new <br /> parcels, though he indicated that a shop may be constructed near the center of <br /> the southern property line (personal communication, July 29, 2020). <br /> 2.3 Topography <br /> A recent U.S. Geological Survey 7.5-minute topographic map was obtained from <br /> the San Joaquin County District Viewer. In the map, the Site is depicted as <br /> slightly hilly land located at 195 to 304 feet above mean sea level. This map is <br /> included as Plate 4. <br /> 3.0 HISTORICAL RESEARCH <br /> 3.1 Aerial Photographs <br /> Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br /> County Surveyor's Office in Stockton, California. The available photographs <br /> were dated 1937, 1952, 1963, and 1975. Additional photographs dated 1993, <br /> 2003, and 2014 were obtained from Google Earth. <br /> In the 1937 photo, the Site appears to be dry land with natural topography, <br /> crossed by a number of ephemeral streams and cattle trails. A large pond can <br /> be seen on the western side of the Site, and trees can be seen at four locations. <br /> Near the northern property line is an object (likely a windmill-powered well); it <br /> appears to be positioned on the adjacent property to the north. The surrounding <br /> properties also appear to be dry, natural land. <br /> No significant changes are apparent in the 1952, 1963, and 1975 photos. <br /> In the 1993 and 2003 photos, several field roads and the well/water tank can be <br /> seen near the center of the Site. No other significant changes are apparent. <br /> LOGE 20-28 2 <br />
