In the 2014 photo, the parcel carved from the southwest corner of the Site <br /> appears to have been planted with orchard. No other significant changes are <br /> apparent. <br /> These photos are included as Appendix 3 of this report. <br /> 4.0 SITE INSPECTION <br /> Live Oak inspected the Site on July 29, 2020. Photographs of the Site are <br /> attached to this report as Appendix 2. <br /> Mike Berg of Berghill, LLC, one of the owners of the Site, drove Live Oak to <br /> several locations to view the Site. The Site was viewed from the southern <br /> property line (Harney Lane), the central field road which runs north-south across <br /> the Site, and the tallest hill on the Site. The majority of the Site was visible from <br /> these vantage points; due to the size of the property and the rough terrain, it was <br /> not practical to drive the full perimeter. <br /> The Site consists of hilly pasture land. Fences cross the Site in a few places, and <br /> a small pond is present on the eastern side of the Site. A tree is located near the <br /> center of the northern side of the Site, and an elevation marker is located on the <br /> tallest hill. A well is located near the center of the Site; it is not currently <br /> connected to a power source. An object near the northern property line <br /> appeared to be a water tank for the adjacent well; it was only inspected at a <br /> distance due to the rough terrain. <br /> To the southeast of the Site is an orchard. The adjoining properties on all other <br /> sides were open pasture land. <br /> 5.0 INTERVIEWS <br /> 5.1 Interview with Client <br /> Mr. Berg was interviewed during the site inspection on July 29, 2020. He <br /> indicated that he owns the site along with several other parties; they acquired it <br /> approximately 1.5 years ago. Mr. Berg stated that he will be managing the <br /> southern half of the Site, while Brad Goehring will be managing the northern half. <br /> In the past, the Site has been used to graze cattle, he stated; after the property is <br /> divided, a section will be planted with a permanent crop such as orchard, and the <br /> remainder will be used to graze cattle. <br /> Mr. Berg was not aware of any former structures, electrical transformers, fuel <br /> tanks, storage or dumping of hazardous materials, trash burial, automotive <br /> maintenance, or other environmental issues affecting the Site. <br /> LOGE 20-28 3 <br />
