Soil Suitability and Nitrate Loading Study <br /> FREDRIKS PROPERTY <br /> 22895 South Austin Road, Manteca, California <br /> 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br /> AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study <br /> (Study) for the property located at 22895 South Austin Road, Manteca, California <br /> (hereafter referred to as site, subject property, or Remainder Parcel), identified as San <br /> Joaquin County Assessor's Parcel Number (APN) 226-150-280-000. The property is <br /> further located in unincorporated San Joaquin County, southeast of the City of Manteca, <br /> California, and west of the City of Ripon, California. <br /> The purpose of this Study is to determine the potential impact from nitrate loading and <br /> the suitability of the subsurface for onsite wastewater treatment systems (OWTS). The <br /> Study is required by San Joaquin County to facilitate a tentative Parcel Map to reapportion <br /> the existing parcel for a planned subdivision (Minor subdivision No. PA-2000069). The <br /> proposed subdivision annexes a 16.0-acre portion of parcel 226-150-270 (Parcel 1) onto <br /> adjoining parcel 226-150-280 (Remainder Parcel). <br /> The study was performed in accordance with the requirements of Section 9-1105.2(d) of <br /> the San Joaquin County Community Development Department (SJCCDD). The scope of <br /> work included a soil percolation test, groundwater sampling of the onsite domestic water <br /> well, review of published soil and groundwater information, local septic use and permit <br /> research, and estimated nitrate impact to soil and groundwater at the site. A site location <br /> map is included as Figure 1; a site plan depicting both parcels and the planned parcel <br /> boundary change is provided as Figure 2; and property improvement details including <br /> structures, septic systems, wells, and the percolation test hole locations are illustrated in <br /> Figure 3. <br /> 1.1. DESCRIPTION OF SITE <br /> The location of the site, surrounding properties and general setting is illustrated on the <br /> Ripon topographic map (7.5 Minute United States Geological Survey (USGS) <br /> Topographic Series, California). The site is located in the northeast portion of Section 22, <br /> Township 2 South, Range 7 East, Mount Diablo Base and Meridian (Figure 1). <br /> The map shows the property located at an elevation of approximately 47 feet above mean <br /> sea level in an area of low topographic relief. The regional slope of the area is relatively <br /> gentle and dips toward the west-southwest. <br /> The property is located on the west side of South Austin Road, approximately 2,500 feet <br /> north-northwest of the intersection of South Austin Road and West Ripon Road, Ripon, <br /> California. The site currently consists of a 40-acre parcel identified as APN 226-150-280. <br /> The current zoning of the property is agricultural. The entire site acreage is utilized as an <br /> almond orchard. Once the parcel reapportion is approved, the parcel will contain the <br />
