DESCRIPTION OF PROPOSED DEVELOPMENT <br /> There are no proposed development plans for APN 226-150-280. <br /> 1.3. PARCEL VICINITY LOCATION MAP <br /> The subject property is located within an agricultural area of unincorporated San Joaquin <br /> County, northwest of the City of Ripon, California. San Joaquin County Assessor's Map <br /> Book 226 Page 15 depicts the site parcel (APN 226-150-280) in the eastern portion of the <br /> page. The parcel is bordered to the east by Dave Wilson Nursery (226-150-270); and to <br /> the north, south, and west by agricultural properties (226-150-06; -10, -29, and -30). The <br /> parcel vicinity map and a satellite overview map are included in Appendix A. <br /> 1.4. SITE MAP <br /> A plan of the specific site features (i.e., structures, drives, wells, septic systems, large <br /> trees, pastures, etc.) is illustrated in Figures 2 and 3. <br /> 2.0. PRESENT AND PAST USAGE OF SITE <br /> The property has been owned by the Fredriks family since the 1940s and utilized for <br /> agricultural purposes. The property was utilized for row crops, then grapes, followed by <br /> almonds since the 1990s to 2000s. <br /> Currently, the property is utilized as an almond orchard. <br /> 2.1 POTENTIAL SITE PROBLEM ASSESSMENT <br /> Water supply for the property is currently provided by the domestic water well located to <br /> the east of the southwest residence in Parcel 1. The well is a minimum of 100 feet away <br /> from the septic system located at the dwelling (Figure 3). There are no development plans <br /> for the property and therefore there will be no change to the water being supplied to the <br /> property. <br />
