DKD Property Management Company Personnel &Management Policies <br /> OPERATIONAL PROCEDURES MANUAL Section 640. <br /> Part I Page 2 of 6 <br /> All employees will be a part of the Emergency Response Team at each Apartment Community. <br /> The Property Manager and/or the Lead Maintenance Technician will serve as Team Leaders <br /> and will direct the actions of the entire team. <br /> The Team Leaders will be responsible for overall leadership and compliance, and will handle or <br /> delegate the following assignments to team members in the event of an emergency/disaster: <br /> 1. Notification to residents and assisting in an evacuation, when required. <br /> 2. Communication between team members, and between team members and management <br /> outside the Apartment Community. <br /> 3. Elimination of immediate hazards prior to investigation (i.e., turning off utilities, etc.), and <br /> general clean-up, as necessary. <br /> 4. Assisting with limited first aid and monitoring supplies. <br /> -Training and Information <br /> The New Employee Training and the Annual Health and Safety Training will include a review of <br /> this policy as well as the EMERGENCY AND DISASTER HANDBOOK; refer to the Employee <br /> Training policy within this manual. <br /> Employees are provided with the EMPLOYEE HANDBOOK, which includes this policy as well <br /> as the Safety Regulations. <br /> Training in first aid and CPR may be scheduled for selected employees of the Emergency <br /> Response Team. <br /> Apartment Community residents will be given the Pre-Disaster Checklist form at their initial <br /> move-in. <br /> -Emergency Equipment and Supplies <br /> Each Apartment Community will maintain the following supplies and equipment, as applicable to <br /> standard operations, which can also assist in an emergency/disaster as follows: <br /> 1. Brooms and shovels; <br /> 2. Wet/dry vacuum; <br /> 3. Plywood; <br /> 4. Fire extinguisher(s); <br /> 5. Ladders; <br /> 6. Walkie-talkies; <br /> 7. Rain ponchos; <br /> 8. Rubber boots; <br /> 9. Plastic sheeting for waterproofing; and, <br /> 10. Auxiliary pumps (if the property is in a Flood Zone, or is prone to flooding). <br /> It is important to regularly check the First Aid Kit to assure there are adequate supplies at all <br /> times to meet the needs in the event of an emergency. Each Apartment Community will <br /> maintain the following supplies to be utilized in an emergency/disaster only. The supplies will <br /> be stored in a labeled waterproof container and will consist of the following items applicable to <br /> the location: <br /> 1.
