Soil Suitability and Nitrate Loading Study HORTON PROPERTY 17835 North Tretheway Road, Lockeford, California 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study (Study) for the property located at 17835 North Tretheway Road, Lockeford, California (site or subject property). The purpose of this Study is to determine the potential impact from nitrate loading and the suitability of the subsurface for an onsite wastewater treatment system (OWTS) due to the proposed development of a residence and septic system at the site, and the future use of the property. The study was performed in accordance with the requirements of Section 9-1105.2(d) of the San Joaquin County Community Development Department (SJCCDD). The scope of work included a soil percolation test, groundwater sampling of the onsite domestic water well, review of published soil and groundwater information, local septic use and permit research and estimated nitrate impact to soil and groundwater at the site. The site and surrounding area are illustrated in Figure 1. A site plan depicting structures, the percolation test hole location, and the planned locations of the proposed residence and septic system are illustrated in Figure 2. 1.1. DESCRIPTION OF SITE The location of the site, surrounding properties and general setting is illustrated on the Lockeford topographic map (7.5 Minute United States Geological Survey (USGS) Topographic Series, California). The site is located in the northern portion of Section 2, Township 3 North, Range 7 East, Mount Diablo Base and Meridian (Figure 1). The map shows the property located at an elevation of approximately 85 feet above mean sea level in an area of low topographic relief. The regional slope of the area is relatively gentle and dips toward the southwest. The property is located on the west side of North Tretheway Road, approximately 120 feet south of the intersection of North Tretheway Road and Locke Road, Lockeford, California. The site consists of a 3.25-acre triangular- shaped parcel identified as San Joaquin County Assessor Parcel Number (APN) 051-150-070. The current zoning of the property is single-family residential. The existing structures on the site include a 1,296-square foot house, a 600-square foot detached garage, and a domestic water well. The property is provided potable water from the existing domestic water well located on the site (Figure 2). 1.2. DESCRIPTION OF PROPOSED DEVELOPMENT The proposed development will include adding a two-bedroom modular home and a septic system in the western portion of the site. The new septic system will be located to the southwest of the proposed home and connected to the residence. The planned
