Phase I Environmental Site Assessment <br /> Proposed Mountain House Preschool and Multi-Purpose Buildings <br /> 54 West Conejo Court,Mountain House,CA <br /> Page 3 <br /> 2.1 LOCATION AND LEGAL DESCRIPTION <br /> The Site parcel comprises approximately 3 acres designated as APN 254-260-480 located in a primarily <br /> residential area. The Site is depicted in the Site reconnaissance photographs (Appendix B) and in Figures <br /> 1 through 3 (Appendix A). <br /> The sources used for determining the physical setting of the Site were the GeoCheck® Physical Setting <br /> Source Summary, provided by EDR" (Appendix C), the USGS Clifton Court Forebay, California 7.5- <br /> Minute Topographic Map dated 2012 (Figure 1, Appendix A), information from the current Federal <br /> Emergency Management Agency(FEMA)Flood Insurance Rate Map(FIRM)and Site reconnaissance.The <br /> property is included on the 2012 Clifton Court Forebay, California USGS 7.5-minute quadrangle, within <br /> Section 9, Township 2 South, Range 4 East, Mount Diablo Base and Meridian, at approximately North <br /> Latitude 37.7675 and West Longitude -121.5482. The average elevation of the Site is approximately 90 <br /> feet above mean sea level(amsl). <br /> The Site is located in the northern portion of the San Joaquin Valley in the town of Mountain House, <br /> approximately 6.18 miles northwest of the City of Tracy. West Conejo Court adjoins the northern portion <br /> of the Site, Central Parkway adjoins the eastern portion of the Site,and Mustang Way adjoins the southern <br /> portion of the Site. The Site is approximately 1.37 miles southwest of the Union Pacific Railroad tracks. <br /> Old River is approximately 2.4 miles northeast of the Site.Mountain House Creek is located approximately <br /> 0.4 miles northwest and Wicklund Cut is approximately 1.7 miles northeast of the Site. The Alameda-San <br /> Joaquin County Line is located approximately 2,300 feet west of the Site. Clifton Court Forebay is located <br /> approximately 2.8 miles northwest of the Site. The nearest major roadway is Interstate 205 located <br /> approximately 1.6 miles south of the Site. The FEMA FIRM map indicates that the Site is within Zone X: <br /> areas determined to be outside the 0.2 percent annual chance floodplain. <br /> 2.2 SITE GEOLOGY <br /> The project area is located in the Great Valley Geomorphic Province in the central-western portion of the <br /> San Joaquin Valley. The San Joaquin Valley is a northwest-trending, structural depression, filled with up <br /> to six vertical miles of lithified marine and non-marine sediments, and unlithified non-marine sediments. <br /> Regionally,the lithology of the upper 3,000 feet of sediments is indicative of uplift of the Sierra Nevada to <br /> the east and,to a lesser degree,the Coast Range Mountains to the west. <br /> According to published geologic maps, near-surface sedimentary deposits underlying the Site consist of <br /> Quaternary alluvial fan deposits and the Dos Palos Alluvium. These gravel, sand, and/or silt <br /> deposits/sediments are derived primarily from rocks of the Coast Range. The United States Department of <br /> Agriculture mapped the soil types at the Site as predominantly Stomar clay loam and Stomar clay loam <br /> (wet),very deep and well drained soils derived from sedimentary rock sources and Capay clay,a very deep, <br /> moderately well drained soil derived from mixed rock sources. The Site is located approximately three <br /> miles to the northeast of the Midway Fault. <br /> An Arnaudo Bros. plugged dry gas production well is located approximately 1.23 miles north of the Site <br /> and a Phillips-Santucci-Bvk plugged dry gas production well is located approximately 1.47 miles northeast <br /> from the Site. An active Pacific Gas & Electric natural gas transmission line is located approximately 0.9 <br /> miles east of the Site and an active Chevron Pipeline Co.hazardous liquid pipeline is located approximately <br /> 1.37 miles northeast of the Site. <br /> 2.3 CURRENT USES OF THE PROPERTY <br /> San Joaquin County Assessor's Office property use for the Site is indicated as vacant. Based on Site <br /> reconnaissance,the Site is vacant with weeds. <br /> iia CONDOR <br />
