Califia LLC River Islands Phase 2 <br /> 5044.000.008 Phase I Environmental Site Assessment <br /> 5100 West Stewart Road —The interior of the residence contained no furniture or appliances, and <br /> had the walls and insulation stripped. Household debris was found inside the residence and <br /> basement. There were several abandoned vehicles near the residence. <br /> 3.5 ASBESTOS-CONTAINING MATERIALS AND LEAD-BASED PAINT <br /> An asbestos and lead-based paint survey was not conducted as part of this assessment. Given <br /> the age of the existing structures, it is conceivable that asbestos-containing materials and lead- <br /> based paint materials may exist within the structures. <br /> 4.0 INTERVIEWS <br /> Mr. Ramon Batista of Califia LLC completed environmental site questionnaires pertaining to <br /> Client-related and Key Site Manager-related applicable environmental information regarding the <br /> Property. In the questionnaires, Mr. Batista did not identify potentially environmentally related <br /> issues with the Property. The questionnaires are presented in their entirety in Appendix G. A <br /> summary is provided below. <br /> Mr. Batista is unaware of commonly known, reasonably ascertainable, or specialized knowledge <br /> indicative of releases or threatened releases that is material to the potential presence of <br /> Recognized Environmental Conditions. <br /> Mr. Batista has indicated that the purchase price of the Property is reflective of fair market value <br /> of the Property. <br /> 5.0 LIMITATIONS AND SCOPE <br /> 5.1 PURPOSE OF PHASE I ENVIRONMENTAL SITE ASSESSMENT <br /> This assessment was performed at the request of Califia LLC for the purpose of environmental <br /> due diligence during property acquisition. The objective of this phase I environmental site <br /> assessment is to identify Recognized Environmental Conditions (RECs) associated with the <br /> Property. As defined in the ASTM Standard Practice E1527-13, an REC is "the presence or likely <br /> presence of any hazardous substances or petroleum products in, on, or at a property: (1) due to <br /> release to the environment; (2) under conditions indicative of a release to the environment; or <br /> (3) under conditions that pose a material threat of a future release to the environment." <br /> 5.2 DETAILED SCOPE OF SERVICES <br /> The scope of services performed included the following: <br /> • A review of publicly available and practicably reviewable standard local, state, tribal, and <br /> federal environmental record sources. <br /> • A review of publicly available and practicably reviewable standard historical sources, aerial <br /> photographs, fire insurance maps and physical setting sources. <br /> • A reconnaissance of the Property to review site use and current conditions.
